Think you have found a great home buyer?
Working with a good home buyer is like hitting a great shot in golf. You might hit 9 bad shots but that one great shot keeps you playing the game. The same goes for the real estate business. You might work with 9 knuckleheads but that one perfect home buyer keeps you happy.
Here are 5 signs of a good home buyer:
1) They hear and respect what you say
The home buyer may not like what you say or they may even disagree with what you say but they atleast threy listen to your wisdom. They may hate hearing that finding a large, new home in the best neighborhood in town is not going to happen for $200,000 but at least they listen to the real estate professional that works in the trenches day in and day out.
2) They value your time
A good home buyer actually respects your time. They don't call you 12 minutes before wanting to see a home and expect you to drop everything. If they cancel a meeting they give you some notice. There is just an overall respect for your time.
3) They don't mind doing some legwork
A good home buyer knows that time is limited and valuable. Doing a drive by of a home can save the Realtor, home buyer, listing Realtor and home seller tons of time. Suppose a home buyer drives by a home they interested in and they say, "I don't care how nice that thing is on the inside there is no way I am buying in this neighborhood!" Doing that simply drive by saved everybody a bunch of time.
4) They are pro-active and motivated
If getting a home buyer to do something is like pulling teeth then maybe they are not ready to buy. For example, let's say a buyer never gets financing arranged, takes 2 weeks to look at the properties you emailed him, won't do a drive through of certain communities, can't be bothered to return your phone calls from a few days ago then that home buyer is not that motivated to purchase.
5) They are realistic about the market
A good home buyer usually has done some homework and has a good understanding of the market. They aren't looking for something that does not exist. They aren't trying to buy a home at an unrealistic and exteme discount. They are willing to pay market value.
