Open House success - It’s not really about luck, it’s about preparations

“Good luck with your open house!”

 

We hear this all the time. But when you really think about it, luck is the last thing that factors into the outcome of an open house.

 

Have you prepared enough for your upcoming open house?

 

Open house 

-         Create flyers, highlight the property’s selling points.

-         Create video tour and post on youtube.

-         Broadcast your open house on craigslist, your website, Trulia and other sites.

-         Get the property in “presentable” mode (this alone could be a lot of work depending on the condition of the house).

-         Put up Open House signs in strategic spots and streets.

-         If the property is not professionally staged (as dictated by the budget), stage it a little during the open house – put some fresh flowers, turn on some soft music, turn all lights on, infuse some mild scent into the house.

-         Cookies are optional...:)

 

I’m sure there are other things you could do to make an open house as successful as can be. The goal is to have plenty visitors come by. More than that, you want serious buyers to come. Even better, you want potential buyers who will eventually make an offer.

 

Open houseAnd when luck is on your side, you might actually attract that one buyer! All you need is one buyer to close the deal!

Good post. Always good to have a list when your doing your Open House. Just had one this past Sunday and after reading I thought "shoot, I forgot the craigslist ad!"

You could pass out or mail flyers to the neighbors a couple of days ahead also.

Jane, I totally agree with you. I also send out post cards to the nearest 500 neighbors and let them know about the Brokers' Open House with Lunch and it is usually a success.

Sometimes, it is luck. I had an open house yesterday and was so surprised that all people who visited it, came from open house signs, even I posted information about that OH everywhere online. Go figure. And actually one of those 'accident' visitors sent me the full price offer today.
