Email Question: Can You Assure Us This House Will Sell Quickly If We Need To Relocate In Two Years?

I am guessing I am not the only Realtor (and Highlands Ranch is not the only area) who has had this question posed to them. I am not sure if....based on being Realtors....we are supposed to have a crystal ball next to our calculators and electronic room measuring equipment...lol

Here is the question:

Hi Jeffrey,

We really like one of the homes (the one at 123 Main St) you showed us today. We usually get relocated every two to three years and want to make sure that we are making the right choice. Can you assure us that the home will sell quickly in a couple of years?

My Answer:

John and Mary,

I think the home you like is a wonderful choice. You explained your needs to me before we started the process of looking. I knew we had about 25 homes we could squeeze into our 3 day schedule. I chose the homes that fit your needs best based on my knowledge of the area. I eliminated those homes that had what I considered to be potential issues in terms of quick future sale. Nothing is a guarantee...but I think a quality home in a great neighborhood....feeding an award winning school...will always be in demand. Based on the market as I see it today the home you like is a wonderful choice.

The FYI: The clients did buy...and over four years later they are still in the home. They love the neighborhood and do not plan on accepting another relocation for quite some time.
