Nashville Home Inspection - Painted Floor Joists, Who Does That?

Nashville Home Inspection - Painted floor joists, who does that?  Few people would spend the time or money to have their floor joists painted. 

Look at the picture below.  Those floor joists are visible from the underside and they have been painted white.  But notice the subfloor has not been painted.  What's going on here?

In the picture above you can see the "cracks" in the wood nearest you.  This is wood that has been charred by a previous fire.  A fire leaves damage like that and an odor. 

One way to "repair" fire damaged wood is to paint it with a special paint designed to not only cover the visible discoloration but also mitigate the odor left over from the fire.  This works for these reasons, but the Client/Buyer still needs to know this home had a fire and realize that the structural integrity of these joists is at least slightly compromised.  Compromised, or damaged floor joists, can be repaired by installing an adjacent joist that is fastened to the damaged joist and surrounding structural members.  This is sometimes called scabbing.  Scabbing a damaged joist is acceptable and you can see the bottom of the scabbed joist running next to the damaged joist.  The original subfloor was probably replaced and the owner just stopped painting beyond the fire damaged joists.

Looking For Homes With A Smile

Richard, this is interesting.  This why it pays for a REALTOR® to read Home Inspectors' blogs.  It could be that your post will help me overcome a prospective homebuyer's initial alarm when seeing/hearing "fire damage."  I've experienced good and bad situations relative to fire damage, and have observed homebuyers taking flight.  It is easy to "just move on to the next property"; but a well informed buyer (via a well informed agent) may find great value in an otherwise beautiful home.

I find it encouraging that a home inspector [you] didn't play on the "fears" among listing agents that this is a deal killer.  I appreciate that a seller didn't try hiding this fact, as well.  I do believe they would have been better served to have completed the task, and thus limit any possible suspicion that something is being covered up.   Had you found that damage hidden under ceiling tile or sheetrock, you would have found it more difficult to be positive in your comments.  The prospective homebuyer, accompanying you on the inspection would have sensed that concern and have become more anxious.

Thanks for your comment.  At HABITEC Home and Building Inspections, LLC, we work hard to gain the trust of our/your client.  One way we do that is to offer to tour the home after the Home Inspection to discuss our findings and answer any questions the Client may have.  Certainly the situation described in this blog warrants some discussion.  And fortunately, in this instance, we could report to the Client that a professional and competent repair was applied to the previously damaged home.  This situation would not be a reason to "move on" in our minds.  Transparency is a key component of our work.  The lesson learned from the recent housing debacle clearly mandates a return to transparency in all aspects of the home real estate market.
