It started with an email a while back regarding the task of buying a first home..

Hi Phil, my husband and I have recently decided to start the process for purchasing a home. You may not remember us, but we were lucky enough to have you for our Pre marriage class about a year ago, then I was Emily Lutz and he was Joshua Nelson. When we started discussing what agent to use, your name was almost the first to our minds. We have already kind of started looking for houses in the Bothell/Woodinville/Lynnwood area, from 250,000 to 300,000 and found a few. But we don't know how to proceed from here.

Then a flurry of emails and searches on http://www.kirklandhomevalues.com, eliminating and narrowing down the prospective candidates for buying their first home.

They had their pre approval letter to buy their first home ready.

I explained that my approach to real estate sales involves educating, empowering, and advocating for them throughout the process of finding and buying their first home. There is a lot of educational materials on buying the first home on www.philipleng.com with more to come.

We went to the top picks to see inside each one. During our times together, I explained that I would be doing non stop educating on the different aspects of buying their first home.

The excitement was pretty clear for this one house.

So I prepared the offer and we met at the house the next day. It ended up being a beautiful sunny day. Here is the video of our second experience at the house, and the offer.

THere is no better way to prepare for success then the implemantation of advanced planning. Having a system in place, rather then creating one on the fly, allowed you to provide a superior seamless service to a customer. I bet you will receive more referrals as a result.
