Dear POTENTIAL Buyer????

I AM REJECTING YOUR OFFER.  You and your agent need to look in neighborhoods where you can afford to live.  We don't want you in our upscale neighborhood.  You will sit in our association meetings and vote no every time we want to spend extra money to upgrade the clubhouse, pool or add a playground because you don't have the money.  You will harrass our elected board when they send you a letter telling you to pressure wash the mold off your home, cut your grass, and replace the pine straw. 

No, I will not pay your closing costs and I will not leave my new $2000 washer & dryer nor my new sub-zero refrigerator or my golf cart.  I will replace both with new ones per my listing agreement.  As for your agent saying the house has been on the market a long time...I own my house...it can sit there for 10 years and I can afford the POA and taxes and the upkeep.  I know my community and I know the potential over the next several years.  

We are still building $2,000,000 houses in our community so what makes you think I am going to reduce my house again by !00,000 so you can live somewhere you truly can't afford. 

Thank you for the offer but you are wasting your agent's time when she/he could be working with a realistic buyer instead of hauling, hoping, and wishing you could find a $500,000 for $200,000. Shame on her/him if she hasn't qualified you instead of wasting everyone's time.

Don't bother to counter; you are wasting eveyone's time...it's full price and not one penny less!****

 

*****Don't you think sellers would love to say this...I bet somewhere in this country; they have.

Linda- You are right, many people buy homes in neighborhood cannot afford additional expenses. Thanks for the information.
