No Marketing = No Business

Three months ago I couldn't see straight for all of the work I had to do and keep track of.  Seriously, I spent more time in my car and on the phone than I did with my kids.  I started taking them with me on staging days so that I could be in the same room with them for more than a meal.  I kissed my husband goodbye as he was walking in the door at night more than I did when he left for work in the morning. I decided to cut out a few things to keep my sanity and family together.

Unfortunately, one of the things I let slide was marketing.  I kept blogging and even started a newsletter, but other than that I did nothing.  No extra phone calls, not office stops, nothing.  And I shot myself in the foot.

While things calmed down at home, my kids stopped hating my cell phone ringtone, and I did start getting a full night's sleep, my work slowly dried up.  I have had work, mind you, but depressingly little.  I know, I know, the market is a bit slower in the Fall, but this slow?  In two weeks, I have done one consultation and am still waiting for the go ahead for one vacant, but that is it.  Now, I am backtracking and practically starting all over again to get things going again.

See, it's odd, but it seems that people only want to work with you when you are busy, not when you actually have the time.  So even if you really don't have the time to market, you have to do it anyway.  You cannot afford to rest on your current business and contacts, because if you lose touch with those contacts they get used to your not being around.

Marketing is not about needing business right now, it's about WANTING to have it in the future.  It may sound good to float in the pool with your children all summer, but not working on your business equals no work for your business and you can blame no one for that but yourself.  So, even if your kids are complaining about your being on the computer too much or your husband is making remarks about the low quality or recent dinners, take a few minutes to drop some flyers in the mailbox. 

Make it a pratice to make at least two phone calls a day - even if you have to shut yourself in the bathroom to do it.  If you have to send a few emails at midnight, so be it.  If you want to work tomorrow, you have to market today!

Karen - Can't wait to read your post.  I have done the public speaking thing and I can muddle through it, but it is not my gift and I find it exhausting.  I don't know if I want to go down that road again ...

Chuck - (refer to above response) Maybe I could just be a motivational writer?  You are very welcome and I look forward to our next project...really ;)

Kim - I know the slow down is inevitable, I was just hoping it would be closer to Thanksgiving!

Kimberly - there's an old adage that says something like "what you do today to build your business will pay off in 90 days".  When my husband sees me at home during the day (dare I say cleaning?) ... he asks what I was doing 3 months ago ... yeah, he likes to keep me accountable, too.  Hmmm... something to think about. - Calie

You hit it right on. Marketing is a constant effort to keep the pipeline warm. Whatever form it takes, blogging, email newsletters, phone calls etc., you have to stay with it. You can do it yourself, like I'm mostly doing, or farm it out. This market is especially challenging, but even in better times it's a must.

...everyone that I talk to says the same thing.....  "feast or famine"  and it is exactly the same for us. My business partner and myself and our husbands have "empty nests", so we are free to travel and each of us do so every so often. -- I usually escape without too much fuss, but seriously, every single time my business partner makes plans to travel.......it never fails that we are our busiest just when she is trying to get away. She has Staged and made a dash for the plane more than once.  -- When it gets slow now, I just tell her to book a flight!   --- but marketing would be good too!

I emphasize with her comment entirely.  Tonight I taught a class, about my 6th one so far, and to say it is exhausting is an understatement.  Here I am at 2:17 a.m. and I haven't been able to slow down mentally in fact, am going full speed.  As I debate the wisdom of teaching classes, I keep telling myself "You never know where this may lead!"  In addition, you should see the condition of my house (over my stone cold dead body).  I don't know if it will ever get easier (teaching classes) but I hope I am just experiencing growing pains. 

SO good to know that I am not alone...!

Kimberly this is good advice and yes we do get sooo busy that we cannot even breathe at times. Enjoy the down time when it comes. I do think that sellers are losing so much money that they are hesitant to spend extra on staging eventho it is sooo needed.

Nancy - That is so funny!  I have no partner, so it is all on me.  If only booking a flight could bring me business...

Lynn- If I never have to speak at an office again, I will be too happy.  However, if it is requested of me I will do it.  I definitely will not be seeking those opportunities, to say the least.

Phyllis -I am using my down time to stock up on marketing materials so that I will have it handy when I am busy and won't have to work so hard to get it done.

Sue - I'll think of you whilst I pound the pavement and know I am not alone...

Thanks Kim - this was just the kick in the pants I needed today!  I have been busy for the past month and let the marketing slip.  Today I was thinking why has it been quiet for the past couple of days.  Then I read your post.  AHA!  Marketing can never be on the back burner.  Lesson learned!

This is what I love about AR--I know exactly what your talking about.  You feel like a failure when you have had time off--this past summer with the kids home turned my schedule all around--then you kick it back up in the Fall.  But hearing this happens to others doesn't make you feel you failed.  It's called life happens.   Everyone on here sounds so busy, and when you personally have some down time, you wonder what am I doing wrong--they seem so busy.  But, now I know, it happens to all of us. 

Thanks for making a point of how we need to keep up on that marketing---catching up after any slump is no fun at all!!

Angel - Former Hoosier, huh? Where about?  I am in the northwest corner, obviously.

Julie/Amy - This is the real world.  None of us are perfect and this is the place where we can all remind each other of that.  This is the best support system I have ever had in the industry.  We all seem to deal with the same stuff and sharing about it helps us all.  We all fail and we can all learn from it.

Goods words of advice, Kimberly.  I have been crazy busy for a month, I can barely see straight.  Not to mention think clearly.  My children, and husband compaign constantly.   However, I am hopeful for a small reprieve in October, and will market through the winter months, to get geared up for spring.

Joelle - I guess our markets work in different cycles.  Things are DEAD here.  So much so that other stagers are quitting the business (that's good for me, though).  Get some rest, but don't stop marketing!

Judy - Considering how hard is has been for me to get to this point, you'd think I would knwo that you CAN'T stop spreading the word.  Ah, well, lesson learned....

You Must have been reading my mind. I am a new agent and I just can't seem to get my foot in the door. I have had a lead here and a prospect there but they never seem to take me to the next level. I know I need to market but I don't seem to know how. If anyone has any suggestions I would really appreciate them.
