College Park Real Estate 30349 - January Numbers

January 2011 New Listings in College Park were up by 20% when compared to January 2010.  This increase is new listings is being driven by two factors.  The first one which may be the more obvious one is a corresponding increase in the volume of New Foreclosures.  That number went up by 23% when comparing year over year statistics.  The second factor is sellers listing their properties to get ahead of the coming Spring selling season.  With this increase we all see more short sale listings as sellers become smarter about not allowing their properties to go into foreclosure.

Pending Sales and Closed Sales are each down by 20% when comparing year over year statistics.  So as the College Park market shows signs of expanding with an increase in listings, what is actually reaching the closing table dropped significantly.  Again we need to see an increase on the buyer pool for the College Park market.  That means more access to credit and more emphasis and education for first time home buyers.

College Park Real Estate 30349 - January Numbers

The Average Sales Price remained relatively flat showing a .7% increase and continuing to hover around $84,000.  College Park is still very affordable and has some great opportunities for first time home buyers at this average sales price.  History shows that the Average Sales Price for College Park Real Estate will increase over the next six months.  Let's see if history holds true for 2011.
