Call to action for Listing Agents; call me sooner if you want REAL feedback on your property

 

Agents who call weeks after I have left my card at their listing are a huge pet peeve of mine.  I hate it when agents call me weeks after I toured property or call me weeks after my clients have looked at their property and then ask me what my client liked about their house.  Now I know there are agents that have only one client and have memorized every property that their one client has ever looked at but plenty of us are not in that category.   If it has been two weeks since I toured your property I have seen at least 50 other houses since yours. 

Do you really think I can remember something meaningful about your listing after seeing 50 other homes?

As a general rule, if it has been more than 48 hours I don’t remember anything about your property unless it had unusually large blood stains on the carpet or smelled like old socks. Or the property had something else that makes it stand out.  If it was reasonably clean, staged fairly well with no real WOW factor is going to fade into memory with the rest of the similar homes I looked at with my clients. 

But if you called me within 48 hrs I might be able to tell you that the layout of the kitchen was not right for my client that entertains frequently or that the master bath suite had my clients alternating between crying and laughing.  I might even be able to tell you about the fence that has such a large hole in it that we watched over 10 deer walk through the backyard in the 20 minutes we were there….

I will hold myself to the same standard.  If I want real and valuable feedback I will call you within 48 hours of you visiting my listing.  If I fail to do so I deserve the same kind of stupid answer I have given the listing agents that called my lately weeks after I have viewed their properties. 

My favorite answer is:

“If my clients were interested you would have already heard something from me”

Carla....very interesting & thought provoking.  Should there even be any 'feedback' unless it is an offer?
          Too many watch those shows on TV that "Pay" clients [$500.00 last number seen] per show
          to actually go through the home-buying process; the rude comments;  the unreasonable demands;
         some Realtors who laugh along with the clients ? ;  the Realtor comments such as "...sure, you can ask
         the Sellers to lower those kitchen cabinets..."  Not the type of 'feedback' that is valuable.
         Common Courtesy may indicate that after showing a Home, the Buyer REALTOR could call & thank
         the Seller REALTOR for enabling the viewing.  Anymore than that would be to divulge a private comment
          of Their Client.  
         Must agree with your unspoken message [?] that your feedback is due your clients-both Seller & Buyer;
         they are the reason for your attention.

The agents that call weeks later are merely trying to work their listing.  They're "marketing" HA HA HA 

And on the other side of that coin, the agents that calls when I'm pulling out of the driveway!  We have Surpa lockboxes that can send showing information, and I'm not kidding, I've gotten calls within 10 mins. of touring, and the all time . . . just pulling out of the driveway!

Barb & Sal, I find honest feedback helps me as the listing agent give guidance to my sellers on how they could improve their chances of getting an offer.  But you need to ask for feedback while someone can still remember what your listing looks like
