Take A Second Look

Yesterday, I went out with out of town buyers, to take a second look, at the houses they saw the day before.  These were their favorites. The buyers were trying to make a decision on which house they wanted to buy; the house that suited their wants and their needs.

It's good for a buyer to look at houses a second time, on a different day, at a different time of day (if possible, in our market of multiple offers).

Houses can look different the second time around.  The buyer has seen numerous properties, by this time, and their perception has changed. The way they look at houses has changed, as they get a better idea of what's on the market, what they want and what their money can buy. 

Lighting, shadows, temperatures and neighborhood activity changes at different times of day.

Often, buyers don't remember certain aspects of a particular property.  Or, at first, they didn't think to look for certain things in a property.

Buyers can see things in a house differently, the second time around, than they did their first time looking at it.

So, if possible, it's a good idea to take a second look.

Sandy, you are so right that homes look very different at different times of day, and even more so after viewing lots of other houses.  I'm ready for my buyers to get off the doggone fence and go for it!

Sandy, good advice with sound reasoning.  May I add something?

Early in the buying process ,as buyers decide which neighborhood and/or community they want to live in, I always encourage them to go to that neighborhood and drive the work traffic route--each way.  Buying a home is too great a purchase to learn after the fact that the commute is much more difficult or time consumming than imagined.  House buying doesn't come with mulligans.

I always insist that they look again with fresh eyes. They will always see things they didnt the first time. Sometimes its a plus, sometimes its a minus.

A second look is a necessity, Sandy. The first time is just too confusing and when they whittle it down to a few chosen ones they can actually see the homes for what they are.

A second look is a great thing to do, even a third look.  (I don't know about this agent that is scheduled for a 5th look at one of my listings today)

Sandy, I know that even if we were able to get in a 2nd or 3rd time before writing an offer they'd be driving in and around the neighborhood at all times being certain it's the home for them.  That will always be my recommendation too.  Ya'll come back now, hear!

And it might not be bad to bring a friend or relative along for the second look. They might notice something obvious that you didn't because they are not as emotionally attached to the situation.

Sandy ~So true.  I tell my buyers to drive by the neighborhood at different times of the day and night.  I don't think I would buy a house without looking at my last 3 before making my final decision.  Good Post!

Sandy, I completely agree with taking (at least) a second look at a property! It's always better to be "sure" than to risk buyer's remorse. :)

Melissa, I have found that after buyers look at a number of homes, their perception changes. It's always good to go back and look again.

Fred, Great point - visiting a house at different times of the day or week and driving their way to work is a great indicator of whether they are choosing the right property.

Rob, I do think a second look is looking at it with fresh eyes. So very true.

Gabe, A second or third look is great. Hmm, the buyers on your listing must be trying to make sure they are picking the right house.

Silvia, Yes it does.  It narrows it down to the ones they like the best.

Hey Kevin, So true. My buyers tell me they how many times they have driven by to check out the neighborhood, the night lighting, you name it. 

Rob, Bringing a friend is good advice. I once had a buyer bring their entire family, meaning all 12 of them, before making an offer. Cars were pulling up all over the place.  The sellers weren't sure how to respond, but they were pretty happy when the family approved of the house, and they buyers bought it.

Karen, It does reinforce that house in that buyer's mind.

June, Great advice and as Kevin also pointed out, they do like to do that.  They've really got to get a "feel" for the place and know they are buying in the right community.

Leilani, I think it really gives the buyer a different perspective on the property when they look at it again.  It's helps them see things they may not have seen the first time around.
