I am not sure I'd like to spend 6 hours - but hey, it's always great to get the listing. And put it this way, instead of visiting same people 3-4 times 2 hours each is not good - at least this is what I'd call 1-step listing presentation (and a contract!)
Good luck selling it quickly. And be careful when you discuss the offers (have Pizza ready, once again...)
Praful---That is one way of looking at it----one step. I had thought about the offers though---I will be meeting with her personally and she thinks she should net at least what she paid four years ago. Actually, I am glad friends of her recommended me to her. I will not take advantage of her and I will take good care of her, but boy am I tired this evening!

Wow Pat, 6 hours...that was MORE than a listing appt...THAT was a Pay it Forward! She wanted company..
Pat, this little lady must have been very lonely! Cannot imagine that long of an appointment! Two hours is my limit! Yesterday my buyer took 8 1/2 hours --- showing 14 lofts downtown, my feet would feel better if I cut them off!
Sharon and Bruce--I was sitting the whole time, but I was exhausted when I got home!
Lynda--I kept watching the clock thinking this can't be happening, this can't be happening. At four hours, we hadn't even started the
Bruce--It is worse than that---family favorite is the veggie---I was just in the mood for pepperoni.
Joni--Honestly, how do you tell an 80 year old woman to quit talking? I hope I can get this done for her. She needs to be close to her family in California. Wants to overprice, so we will see.....
Lynda--You really do make me blush. I was not thinking all warm and fuzzy thoughts. While I was there and my phone was in my car, I missed a referral call that came in at 4:30. By the time I called at 7:30 they had found someone else!
Patricia--I did, but it is going to be a tough one as she wants to recoup all she has spent---will not listen to anything I say. I gave up trying to 'educate' her.

Joan--Normally takes me two hours or less including paperwork. I was prepared for three on this one, but this was really crazy!
Poor lonely little thing, she just wanted someone to talk to! It's very hard to get away sometimes when they are older. You earned more than pizza for this one, you earned your wings!

Sharon--You are absolutely right. We ordered the sign and the tour today. She just called and had me go over everything with her again. Then she said she has changed her mind and will talk to her family. I said I would be happy to talk to her family----which I also said yesterday. We will see what happens!

What is the Noblesville market like? I have a friend trying to sell in Pebbles Creek golf course area and there are not even showings or recent sales. What gets homes sold there? i'm curious. thanks.
Hi Cathleen--I actually live in Nobleville myself. I think you are talking about the Pebblebrook area---there is a custom home section and then other communities of production type homes. Your friend just listed with the wrong REALTOR!! Homes are selling in Noblesville--they have to be priced right and then marketed on the internet. That is a mistake many agents are making these days---not marketing on the internet. I put my listings on over 100 different places on the internet as well as facebook, Craig's List, YouTube. I put 24 pics and a virtual tour in the MLS and 25 pic on REALTOR.com. I am going to guess your friend's agent does not even have 24 pictures..... Sorry to have rambled so, but I am pretty passionate about this!
