Showings are arranged through Centralized Showing Service (CSS) or Showing Solutions (SS).
Members of Heartland MLS register their listings with CSS or SS to make it easy for all agents in our area to show their listings. Showings are arranged via phone or on the website. Instructions as to access, cautions and restrictions are given to the agent when they call to set up the appointment.
Cautions might be ‘Don’t go in the back yard if the dog is there’ or ‘Don’t let the cat out.’ Access might include where the lockbox is located or alarm codes.
Restrictions often have to do with the sellers’ lives such as the baby takes a nap from 2-4pm or the seller works nights and sleeps until noon. These are considerations that must be made when scheduling showings for buyers.
Other considerations when we view homes will be the size of the home, the proximity of one home to another and your own proclivity when viewing homes. Some people know the minute they walk in the door that a home doesn’t ‘feel right’ to them while others require a significant amount of time to make that determination.
Sellers need to remember that Buyer’s Agents will show 3 – 6 homes to their Buyer over a 2 – 3 hour period, depending on the size of the houses and their proximity to one another. They will schedule the showings to make the most efficient use of their time.
Buyers need to realize that several people are arranging their schedules to accommodate the Buyer so it is important for Buyers to arrive on time for appointments.
Agents will conform to all agreements that they have signed with their broker, the MLS, KCRAR, CSS or SS, and all federal, state and local laws, rules, regulations and guidelines regarding their responsibilities in showing properties.This includes showing only qualified buyers into homes for sale.
