Nestled in the Northwest on the outskirts of Summerlin is the beautiful 144 unit condominium complex of Indian Wells. Seven 1 and 2 bedroom condos are currently for sale in the complex. The prices are reasonable for first time home buyers or retirees. They are also at a reasonable enough price that an investor would probably see a positive cash flow.
Within a mile of the Summerlin Parkway with easy access to I-95 for quick trips to Mt. Charleston and other points north of Las Vegas. Going south the Summerlin Parkway will take you right to downtown Las Vegas with Fremont Street and then the Las Vegas Strip. Indian Wellsis also close to much shopping such as Boca Park with the Jos. A Banks, Pottery Barn, Williams-Sonoma, and others. Living is easy on the north side of Las Vegas...a little higher elevation affords cooler weather in the summer and sometimes even snow in the winter!
There is currently one condo in escrow and one has closed in the last month. Prices range from $149,000 for a 2 bedroom/2 bath, 821 square foot unit to $199,900 for the highest priced 1108 square foot unit. The average price on the 821 square foot unit is about $150,000. The average price for the larger unit is $175,000-$180,000. There are a couple of bank owned units in the complex.
