Indian WellsNestled in the Northwest on the outskirts of Summerlin is the beautiful 144 unit condominium complex of Indian Wells. Seven 1 and 2 bedroom condos are currently for sale in the complex.  The prices are reasonable for first time home buyers or retirees.  They are also at a reasonable enough price that an investor would probably see a positive cash flow.

Within a mile of the Summerlin Parkway with easy access to I-95 for quick trips to Mt. Charleston and other points north of Las Vegas.  Going south the Summerlin Parkway will take you right to downtown Las Vegas with Fremont Street and then the Las Vegas Strip.  Indian Wellsis also close to much shopping such as Boca Park with the Jos. A Banks, Pottery Barn, Williams-Sonoma, and others.  Living is easy on the north side of Las Vegas...a little higher elevation affords cooler weather in the summer and sometimes even snow in the winter!nevada flowers

There is currently one condo in escrow and one has closed in the last month.  Prices range from $149,000 for a 2 bedroom/2 bath, 821 square foot unit to $199,900 for the highest priced 1108 square foot unit.  The average price on the 821 square foot unit is about $150,000.  The average price for the larger unit is $175,000-$180,000.  There are a couple of bank owned units in the complex.

I was in a little investment group that flipped a house a few years ago very successfully.  I bailed out when I heard their second place was in Las Vegas because it was a market I didn't know or understand.  They are now renting the condo they had planned to flip, and I thought about it when I read your remarks about the possibility of a positive cash flow in the Indian Wells units.  That's something you don't see much of around here!

Until our market went wild a few years ago and houses/condos increased so much in value that a person could not get a positive cash flow on rentals, Indian Wells and Angel Point  were excellent investor owned properties....now that the values have stablized and come down somewhat we're getting back into that mode.  Las Vegas is an excellent place for investing...we have many people moving here for a short term, or people who need to rent for one reason or another, and today with foreclosures so abundant there are even more renters and rental prices are going up.  All getting us back to positive cash flow.
