Recent activerain blogs have got me thinking. Some of these have concerned etiquette between brokers. It occurs to me that some of the motivational factors include rude real estate brokers and some who just aren’t aware of some etiquette protocols. Trying to help. And writing this blog, not trying to be insulting: a good reminder for myself.
1) When showing homes and another real estate broker is at the home prior to you, showing the home. Explain to your buyers that it is polite to wait until they are done, to show the home to your buyers.
2) When holding an open house, and the buyers tell you they are working with another broker who is not present, show the home cordially and respect the prior buyer broker arrangement.
3) If you are in an area requiring a lockbox key, buy one. Don’t trouble the listing agent with opening a home that you want to show. If you have a buyer agent agreement, you have specific obligations to your buyers.
4) When you have a listing, show it when a potential buyer requests, on the terms you have agreed to with your seller.
5) When you have a listing, keep the MLS updated as to the status, consistent with the terms of your MLS agreement.
6) Answer your phone calls, voice mails, and emails on a timely basis from other brokers, potential buyers, potential sellers, and always, clients.
7) Remember your Realtor Code of Ethics, if you are a Realtor, and abide by them even if you are busy or tired. Especially the “cooperation” standards.
8) Remember your obligations to your buyer or seller exceed your obligations to your convenience.
9) Acknowledge receipt of offers, even if presented via email.
10) Remember your duties, whether to your buyer or seller, exceed your duties to your own convenience.
11) And remember, any successful transaction is dependant upon the mutual benefit of the principals.
12) Remember your objective: it is the objective of your seller or buyer. To buy or sell a home.
