The Miami New Times has deemed the South Beach neighborhood of Collins Park to be Miami Beach’s most up and coming new neighborhood.  The area is contained between 17th Street and 23rd Street, and is located across from the Miami Beach Convention Center.  The city is undergoing a large renovation project to transform Collins Park.  While the area currently consists of low-rise condo buildings, many of these have been purchased and are being turned into the trendy high-rise condominiums that are sweeping across South Beach.

Flamingo West is a neighborhood that extends from Flamingo Park to Lincoln Road on Lennox Avenue and Michigan Avenue.  The primary residences are single family homes.
