The demand is very high and there is no supply- a perfect scenario.
There are many families relocating to the area that want to rent rather than buy right away. They want to be in Catonsville but there is no inventory.
Catonsville is a very desirable area to call home.

It's an excellent commuter location with public transportation
Baltimore is 12 miles, Fort Meade is 15 miles. DC is 35 Miles
Historic Ellicott City is 4 miles away.
BWI is 12 miles away, but planes rarely fly over the area
