We all know the power of the Internet. In Real Estate, MLS photos can do a lot to attract Buyers. They use the MLS photos to help them create a list of homes they want to visit.

The homes with the best results have been prepared for sale/staged. The photographer has been hired and goes to take the shots destined for the MLS  and various other sites. The problem arises when the photographer arrives to find a seller that for whatever reason has left toilet lids up, beds unmade, dishes in the sink ....

It's not the photographer's job to take care of these problems. I have heard of a photographer that did make the bed in the master bedroom, but it's not always the case.

If a staging consult has been done, why not go that little extra.  Be sure the photos turn out the best they can and have the stager return to tweak the house right before the photographer arrives. This will give the pictures a more polished appearance.

Open houses are another time when houses should be at their best.

A visit from a stager before that first open house can fine tune the presentation of a DIY  home.

A polished presentation can make all the difference.

Stagers and photographers all help to sell the house, but you do need sellers who buy into the advice provided.

I agree with you Marc.

Roger, you could be right ;). There's a difference between showing a 'comfortable home' and a home that isn't cared for.

This is so crucial in the home staging process.  The follow-up visit can make a huge difference in the appearance of the mls photos.  I've never done a follow-up that turned out I wasn't needed.  There is always something out of place or misaligned.  Even when sellers do an excellent job at completing their to-do list, there is always something that they didn't totally understand or complete as I intended.

Sharon, I feel the same way. I think that second visit can make sure those little details that come from experience get done.
