The Importance of Working with a Realtor


The importance of working with a professional Denver Realtor cannot be over emphasized. There is a process to be followed when purchasing a property and an agent will offer proper guidance and expertise throughout, one step at a time.

The first thing that needs to occur is a financial analysis of your situation. The agent will take you through an analysis to determine the price range that you should target based on your resources. He will want to know if the bank has already pre-qualified you for a loan and what price range you must stay within.. You do not want to target a property if the payments are not affordable.

Your Realtor has real time access to properties as they come on the market.

Whoever has a say as to which house you decide to buy should come along on  all showings.



You will also be asked to enter into an agreement with the Denver Realtor that stipulates the responsibilities of both parties. This agreement can then be used in court, if need be, should one party breech the contract.

Here are some of the responsibilities of the agent that should be stated in the agreement.

Commitment - Both parties should be bound by the agreement to be committed. The agent should offer professional services and guidance throughout the purchase process.Your Realtor will work hard for you knowing you are also committed.

Following instructions - The agent should follow your instructions as long as they are not against the law. This ensures that the agent listens to you about the needs you want from your new home. Be reasonable with your requests that they fit within the price range you have chosen. Expecting to find a great house like Mom and Dad's in a much lower price range is unreasonable.                         
 
Openness - The agent should disclose to you all the factors necessary to make a positive purchase decision. Providing you with sold comparable properties similar to the house you have chosen to buy. It’s important to make an informed decision as to the price you want to offer the seller.


Confidentiality - The agent should keep all information confidential to protect you and your interests in regards to any of your personal or business information.

You will save yourself unnecessary disappointment. Take time to find a Realtor that blends with your personality.
