Many Real estate professionals like myself are experiencing a problem that is truly affecting not only our buyers (First time home owners) but ourselves as well.

Please take time to read this and pass it along if you desire. 

 

We spend our time looking for a property for our buyer that call us and they are ready to take the first step into the American Dream.  This American dream for many has always being to own their home.  I delight in working with this people because they are full of dreams and are not just looking for a good opportunity but a place to settle with their family and step forward.  After so many hours of diligent work on our part looking to match our buyer (their specifications) with the available inventory.  We noticed that the properties that are actually listed on our MLX are not truly available, many of them are pending sales, but because of fear of not closing the deal, the Realtors leave these properties as active and create the illusion that are available.  i personally have requested to many of them to placed them on Pending Sales and they have being very unprofessional on their answer; but at this point, i have move along this first problem. 

Now, i find the properties that i will be showing to my buyers and we go around the places, they fall in love with one of the homes.  Once we get to the office, i write the offer and submitted right away, most of the time they offer the full price, they are pre-qualified and have the money to give a solid deposit.  Now comes the other problem, the house receive multiple offers, many time cash deals cutting the price of the home really low, most of the time these are investors who will not be living on this homes.  After waiting for some days because the bank or seller refuses to look at offers until the home has been listed for certain period, then out of the blue, the seller chooses to go with the other offer because is a cash deal, giving preferences to this kind of investors over the family.

Now, we have the other scenerio because sales are down, many real estate agents block the buyers agents from showing the home because they rather make double the commission that thinking that we all are part of a professional group and helping each others making sure our goal is in the best interest of the sellers or buyers that we are representing.

This is another situation, the real estate agent ask what kind of buyers do i have.  When you tell them that is conventional financing 80% they are more acceptable, when is FHA is like a gray cloud, and when you said is a cash deal then they will do everything to show the home.  I just do not understand this rules.  In another time, we were always willing to help one another.

More than 50% of the homes are being sold to investors, and my questions is what are we doing as real estate professionals to help our communities? what are we doing to the families that want an opportunity to achieve the American dream?

I believe that we should stand unity, because at this moment in my opinion the banks and lending institutions are dictating how we are to do our business, creating rules. Let us help rebuild our communities from the storm of foreclosure and start selling to the buyers that are going to live, play and work there.  We must work together. 

I walk on my live under this principle: "those who dwelt in unity receive blessings".  let us make a difference.  We have the opportunity to touch many people life, this is not just another deal, another sale.  This is one of the most beautiful profession because we are part of building our communities, part of families, we are a voice of dreams that can be achieved.

I listing agent who asks you about a buyer's financing to qualify to tour a listing is asking you to violate your duty of confidentiality to the buyer. 

From what I'm reading, you've got a lot of agents violating a lot of rules.

i agreed so much and eveytime that they ask, I tel them the same answer that i can not disclose that information until we present an offer because i am to work on my client best interest.  Thank you for your comment.
