Real Estate Market Report of Home Sales for January-September 2007 for Blue Grass and Walcott, Iowa:

Blue Grass, Buffalo and Walcott, Iowa First Through Third Quarter 2007 Home Sales Up 9.7%, But Average Home Sales Price Falls 7.4% from 2006!

REALTOR-assisted "Closed" single-family home sales in the cities of Blue Grass and Walcott, Iowa increased by 9.7% in the first three quarters of 2007, up from the same period in 2006.

With 79 closed sales transactions from January 1 to September 30, 2007, the Blue Grass, Buffalo and Walcott markets showed an increase of 7 units (9.7%) from the 2006 total of 72 closed sales transactions.

On a somewhat discouraging note for home sellers, the average sales price of home sales that closed during the same period showed a significant decrease of 7.4%: down from $172,995 in 2006, to $160,193 in 2007.  This is due in large part to the slow-down in the new construction market, as well as increased gas prices which make the suburban area less attractive to home buyers.

The average number of days on the market (from home listing date to sale pending date) increased slightly as well, up from 73 Days in 2006, to 83 Days in 2007, an increase of 13.7%.

The list price to sales price ratio, (reflecting the percentage of the last recorded listing price of a property versus what the property eventually sold for) increased slightly as well, up from 94.69% in 2006 to 97.1% in 2007. 

The Quad-City Area market is made up of the cities of Davenport, Bettendorf, LeClaire, Eldridge and Blue Grass, in Iowa. And Moline, Rock Island, East Moline, Silvis, and Milan, in Illinois.
