Commercial Zoning Proposed for Crofton Area

Crofton First
is an organization of concerned citizens in the greater Crofton area who keep their eyes on county zoning and development issues so the rest of us don't have to.  
 
If we're going to go about our own business while they're taking the time to do this for us, the least we can do is listen when Crofton First shares their findings with us.  We owe it to them and ourselves to get involved when push comes to shove (as the saying goes).  One of those moments is NOW!
 
Here's what's at stake on Monday, May 2, at the regular meeting of the Anne Arundel County Council:  Council Bill #12–11 allows several “up-zones” in the greater Crofton area –  i.e., re-zoning Residential areas along Route 3 to Commercial.
  • Village at Waugh ChapelStaples Corner, the intersection of Routes 424 and 450.
  • Route 424 before it meets Route 3
  • A dozen parcels along Route 3 before Route I-97 joins Route 3
  • West of Route 3, below Capital Raceway Road
  • Two between Capital Raceway Road and Evergreen Road
  • North of The Village at Waugh Chapel are two other “up-zones” –  one on each side of St. Stephens Church Rd. and another one west of that intersection
  • West of Rt. 3 just before Route 175/Annapolis Rd.
  • Two more north of Route 175

Can you imagine what 75 acres of new commercial zoning along Route 3 in the greater Crofton area would do to Route 3 traffic?

That's not all.  The bill also permits additional sand and gravel operations in the middle of the Evergreen residential neighborhood.

Crofton First has done the legwork for residents in the greater Crofton area.  Now it's up to all the rest of us to email or phone our councilman and/or attend the meeting at Arundel Center on Monday night.  You should be there (44 Calvert St. in Annapolis) by 6:30 to sign up for testifying, or 7 p.m. to attend.  The nearest parking is at Gott's Garage, which has an entrance on Calvert Street.

Wow that a lot of zoning changes around Crofton. I just might go to the meeting to see what caused all of this.

How big a town are you talking about?  This seems enormous unless Croften is a lot bigger than I thought. We had a huge build up of our downtown.  In some ways it was good for the city.  The difficulties were multifold.

1. It turned the immediate area from a great middle-class to upper-class area to a playground for the rich.  The infrastructure costs sent taxes soaring -even though it was sold to residents as a way to reduce taxes.

2. We have a very high water table and the drainage and sewage required to take care of 4 towers between 38-42 stories in height was more than the downstream areas could handle.  The south end of our city (where I live ) and towns south of ours got soaked - literally.

3. Let's not even talk about traffic and pollution..

I Wish you luck in working on this.  It is very tough to fight a builder determined to have his own way...They sometimes have funds towns and cities lack to even argue the point.  That is part of what happened in White Plains.

Margaret, thankful their are usually concerned citizens that keep up with these types of issues for us. But we still have the responsiblity to speak up and support them in our words, our actions and our vote. We have a similar struggle going on in Prince Edward Co. and we are doing all we can to make sure the voice of the citizens is heard. Great Post, very informative.
