  Tuolumne County Real Estate Monthly Market Report

April 2011

During April 2011, 53 residential properties closed escrow. The average sale price was $189,729 and the average days on the market were 162. Forty percent (or 21) of the residential properties that sold were bank owned and 13% (or 7) were short sales.

Fifty-eight (58) residential properties went under contract during the month with an average list price of $193,516.  More than half of the properties that went pending in March were distressed sales (43% bank owned and 9% short sales).

As of 5/10/2011, there are currently 588 active residential properties on the market with 39% priced below $200,000.  Distressed listings are twenty-six percent (26%) of all active listings. The majority of homes currently on the market are not bank owned or short sales and these homes represent a great value in today's market.

Kat - In the last 6 months, we have seen about a half percent drop per month in prices. This is an improvement where we were dropping about 1% a month. We are seeing a heavy up tick in buyer activity but it is too early to tell if that is from recovery or just our normal Spring fling traffic. We currently have about 14 months inventory on the market and many foreclosures still to come.
