Reading Barbara Hensleys post this morning made me think of how easy it is to write up a real estate deal.....but getting it to close...that is where the finesse comes in! !!
I have written up more deals this year and not nearly all of them have closed or will close....some are outbid from the get go....
Others just seem to "fish tail" along and do close but not without a lot of work on our parts as Realtors.
Many quirky things happen in these transactions these days....an appraisal to low....a last minute pest inspection (in our area I have only had 1 other transaction need a pest inspection in the past 17 years....it just isn't a problem)
Some are loan related....we all know that financing a house is a lot more challenging these days...but it doesn't have to kill the deal if we are all on the same page from the get go!
Most of the transactions that are "fishtailing" are due to a lack of communication from one party or another....even if a transaction gets a bit sticky...with communication many problems can be solved.
My husband who currently lives out of town has been home this week....he has job shadowed all week long....his observation???
He sees all the "crap" that we as Realtors have to put up with....he is thinking that maybe he would be better off to stay in the waste-water business he is currently in!!! LOL
I just laughed as he was really worried about my "difficult and challenging" days this week...It is all in the day and life of a Realtor.
We are paid to be problem solvers...we are not order takers...it is important that we remain calm and try to find solutions ...not to point fingers....
We are paid to make transactions seem like they are seamless....our tone and attitude can go a long ways in keeping our clients calm and still engaged in the transaction!
I don't think we are out of the woods in transactions getting easier....but they are closing...and people are happy....
So if you are looking to buy or sell real estate.....look for one who has problem solving skills....who can remain calm in all situations....one who will advocate for their client and one who has a genuine knowledge of the real estate market!!!
