I Still Want To See The Outside

Almost everyone has a camera, even if only on their cell phone, especially real estate agents.

Of course, this is important, because nobody would dream of listing a house without lots of pictures.

The Multiple Listing Systems are programmed to allow for easy uploading of many photos for a listing.  In fact, the MLS is generous enough such that on some listings, it is difficult to use the full allowance of photos.

This is great for Sellers who can now show off all aspects of their property.  Now they can boast in picture style, that drop dead gorgeous kitchen, their fully finished lower level, including the theater room, the beautiful new deck which overlooks a pleasantly landscaped yard, and so on.

The search for buyers is much easier as they can do so much of the search at home instead of having to look at house after house which does not come close to their desires.

All of these photos takes the real estate agent up to a new level of professional marketing as they can convey the most enticing homes to personally view.

But when did we get to the point where the outside of the house is no longer important?

Did you just forget about the outside while you were trying to get the best interior shots possible?

Was it raining or snowing on that day and you never got around to going back to take an exterior photo?

Maybe this fully renovated house did not include a new roof and new siding, so you figured that nobody would want to see that.

With the internet, nobody needs to go outside anymore so why show pictures of the exterior.

You know what?  I don't feel like talking about this so let me stop right here.

Show a picture of the front of the house if you want to sell the thing!

It is quite simple why these agents do not show the front of the house.  They are stupid.

I love the listings that have no pictures or ONLY a picture of the front of the home.  With all the listings on the market, agents can only show so many houses to a potential buyers. Those properties are skipped over by potential buyers and buyers agents.

Give potential buyers a FULL picture of the home home you are listing, inside and out!

Bridget,

It also creates a problem when trying to do a CMA, a BPO, or an appraisal.  The house may be a good comparable property, but it takes much more work, since there is no picture to show the style of the house.

These agents think that they are marketing wizards.  They don't realize how many calls they are not getting because of this.
