South Pasadena, CA - April 2011 Sales Recap & Market Report

The city of South Pasadena is sometimes known as "Tree City".  Here tree-lined streets with character homes stand in for commercials, television shows, movies and print media for Anywhere, America.   Homes in the Altos de Monterey or Old Altos areas often offer spectacular views and a more contemporary flair.   Along Mission Street you will find unique shopping and dining as well as Mission Station for the Gold Line Light Rail system.    Condominiums and townhomes blend seamlessly throughout the city which features it owns Police and Fire departments, a well-regarded recreation program, unique shopping and dining, excellent public library and the award winning South Pasadena school district.    

South Pasadena, CA - April 2011 Sales Recap & Market Report    Single Family Homes

According to local multiple listing service records eleven single family homes sold in April 2011.  They ranged in sales price from $360,000(a fixer-upper on Peterson) to $1,955,000(artist compound on Arroyo Drive which was listed for $1,795,000).   The median price sold in April 2011 for single family homes was $925,000.    In April 2010, there were seven single family sales in South Pasadena and they ranged in sales price from $453,000 to $1,455,000 with a median price of $985,000.

There are currently 36 single family homes on the market ranging in list price from $379,000(a one bedroom cottage on Charter Oak) to $5,200,000(a beautiful renovated villa on Hillside Road).  There are currently 25 properties in escrow with eight of those homes in back-up status and 17 in pending status(typically all contingencies have been removed).

South Pasadena, CA - April 2011 Sales Recap & Market Report    Condominiums/Townhomes/Lofts

According to local multiple listing service records five condos or lofts(no townhomes) sold in April 2011 ranging in sold price from $312,000(condo conversion on Ramona) to $600,000(newly constructed Mission Commons project).  The median sales price was $370,000.   This compares to four sales in April 2010(two townhomes/two condos) with a median sales price of $617,500. 

There are currently 27 condos/townhomes/lofts on the market for sale ranging in list price from $298,000 to $749,000 with 13 in escrow(6 back-up and 7 pending status).
