Thank you for screening the buyers before showing my house

Every seller would love their house sold in no time, at least it attracts lots of showings after putting their house on the market.  But sometimes lots of showings is not what a seller really wants though.

I can almost assure you any 'buyer' who calls on a house and if you ask them if they want to take a look of the house (without knowing if they can buy or not).  The answer is yes.  You see there are different types of 'buyers', those who can actually buy, and those who think they can buy but can't buy in reality, they are professional house lookers.  What type of buyers do you want to get inside your house?

I think the answer is clear, of course someone who can actually buy, already pre-approved, knowing how much they can buy before looking at houses.  The hard truth is qualified buyers don't come along often in today's real estate market.  I don't want to show your house just to anyone, and I am certain you don't want a looker instead of a qualified buyer to look at your house either.  Just because your house is not shown as much and often as you hope for, it doesn't mean no one is interested in your house.  Actually, I prefer to show your house to a pre-approved buyer instead.  Would you agree on that?

I have a conversation with one of my sellers this morning, and he is very appreciative of me screening the buyers before showing his house.   It saves him a lot of time and trouble to prepare the house ready for a looker only.

Kudos to you Rita. Showing homes to Pre-Approved Buyers is the only way to go. It's better for everyone.

Rita, We're particular about showing other people's listings probably even more so than ours.  Had a remax.com lead hit us up two nights ago to show two homes not listed by us.  We'd had no direct contact prior to receiving the email requests for the two showings.  Emailed back asking if a) they had an agent and b) were they preapproved yet?  (and explained reasons for the questions).  And after that, silence from her said.  So either someone else will show the homes or she realized she had some work to do first.

Bliz, ahh, we have those buyers quite often, too.  I don't mind working with someone who needs to work on their credit, but be honest with me up front, I will be so more than willing to help them.

Rita! Pre-qualification is so important, especially in our Manhattan New York market place where there is NO lockboxes so we as sellers agents have to be at every appointment. If the buyer is not qualified, it is a waste of everyone's time.

Cindy, I occasionally will show someone not knowing they are pre-approved or not, but I will only show 1 house.  If they are not going to get pre-approved, I won't show any more houses to them.

Rita, I always pre qualify buyers before showing homes . There are agents who just go and show the house when they receive calls from people who are stnding in front of the house.

Gita, time is money, agents who will show house just to anyone will get themselves very frustrated in the long run.  There are many lookers out there, they keep calling different agents, they will get hold of someone who is willing to show them the house eventually.

Lynda, it happened to me multiple times, too.  Leads, calls, walk in prospects, you name it.  I have been asking the caller or prospects to come to my office to talk before looking at houses.  It helps to weed out those non serious buyers a lot, and it saves me time and energy.

Rita you are protecting the best interest of your clients and doing a great job!

We recently had an agent show several multi-million dollar listings to a random caller. That agent admitted they were very uncomfortable when they met the lookers, yet they continued influenced by the potential commission.
