Every seller would love their house sold in no time, at least it attracts lots of showings after putting their house on the market. But sometimes lots of showings is not what a seller really wants though.
I can almost assure you any 'buyer' who calls on a house and if you ask them if they want to take a look of the house (without knowing if they can buy or not). The answer is yes. You see there are different types of 'buyers', those who can actually buy, and those who think they can buy but can't buy in reality, they are professional house lookers. What type of buyers do you want to get inside your house?
I think the answer is clear, of course someone who can actually buy, already pre-approved, knowing how much they can buy before looking at houses. The hard truth is qualified buyers don't come along often in today's real estate market. I don't want to show your house just to anyone, and I am certain you don't want a looker instead of a qualified buyer to look at your house either. Just because your house is not shown as much and often as you hope for, it doesn't mean no one is interested in your house. Actually, I prefer to show your house to a pre-approved buyer instead. Would you agree on that?
I have a conversation with one of my sellers this morning, and he is very appreciative of me screening the buyers before showing his house. It saves him a lot of time and trouble to prepare the house ready for a looker only.
