Closing Short Sales

As Agents/Brokers in this ever-changing market, how do we stand a better chance of getting a short sale closed? If you are working with Buyers, and they are looking at short sales, the three most important pieces of information you must have is WHO is negotiating with the lender, how many lenders there are and how much do the Sellers owe? Being on both ends of the deal with short sales I understand how important the Listing Agent is if the transaction is going to close. Do not be afraid to ask these questions. If the Listing Agent doesn’t have the answers, or is evasive, the best thing to do would be to warn your Buyers that this might not be the best home to consider. The saying “knowledge is power” rings particularly true in this challenging market.

Sandy.  Agreed.  Who is negotiating the short sale is a very important question.  How many liens and types of liens is also very important.
