Sellers rely on their Realtor to help them understand the local market and their competition when setting the initial price - and in this market, it can often be shocking news. Realtors need to give an honest assessment and help their sellers come to terms with market reality. It doesn't help anyone to overprice a house if the sellers really need to move.
That moment of truth is always the most uncomfortable part of the whole process. We've been odered to get the hell out immediately, we've had people cry because of shattered dreams, and everything in between.
And there's no real satisfaction watching a less honest Realtor buy a listing, only to watch it finally sell, after many months of prices decreases, at exactly where you started out.
The only consolation is doing your job professionally - and that's good enough for us.

the best way to help them "see" your truth is to take them to see several of the houses that will be their competition. I have found nothing better than to allow THEM to decide after they see the reality of pricing that is active.
I ran into someone recently who made the comment she would sell her home for what she paid for it - which was at the top of the market. I kind of laughed until I realized she was serious. I wanted to say to her if my buyers wanted to pay 2007 prices, they would have bought in 2007!
