Cooperating With Agents Gets The Home Sold, Period!
As a listing agent, I want the home to sell. That is the goal isn’t it?
When the homeowners are offering compensation to Buyer’s Agent that says….show the home to your buyers. Pretty simple if you ask me.
For me personally, I don’t care who brings in the buyer as long as the buyer is financially qualified to buy that home. I never count on getting the buyer myself. That is slim to begin with since a lot of buyers use an agent to buy a home anyway.
This past Thursday I received a call from an agent that is not in my area. I was having an open house on my 55 & over condo in Lindenhurst NY. This agent asked me if she could send her customers over with her business card since she couldn’t be there. And she also asked if I would honor it. Of course I would honor it! I want my client’s home to sell so I better honor it.
Since these buyers weren’t clients of this agent, I could have tried “stealing” those buyers from that agent. I don’t do that either. I think that is tacky but that is me. Also, if those buyers made an offer, I could have mentioned: Procuring Clause. Whatever. I wouldn’t try that either. Not all agents can accompany their buyers at every open house and I never expect them to.
What it comes down to is this: The important thing is to sell the home so my clients can move onto the next chapter in their life. And I will thank the agent who brought in the buyer. Enough said.
