The sign above is real.  I snapped this picture this weekend while visiting my hometown where I grew up.  Seeing this sign just hit me funny.  It really is all about perspective.

Isn't it interesting that the owner's must really think their house is big as that is what they featured on their homemade sign.  Now as a real estate professional, seeing the pricetag would cause me to wonder how BIG this place really is.

If I lived in this community, I would want to go and find the house and see what their definition of BIG is.  It really might be an ample sized home and it would then cause me to wonder where they came up with this price?  Perhaps they could make more if they knew the true market value.

The point is, we all think our home is the bomb!  If you need to sell it however, you need to know the true value and what the market value is right now.  Don't guess and possibly think that by not using a real estate agent that you will be saving money.  Most likely you won't have the pricing correct and could risk losing money or not getting the house sold.

Paula, your post is the bomb. Sellers should share with their listing agent what features they think are most important in the home, but allow the agent to proceed with marketing for best effect.

I fear these kinds of deals are not really good for the Seller.  Most likely they could get a better price if they staged, marketed the home and priced it right.

This is a perfect example of why we need to read and re-read what we write. Sometimes our words do not convey what we are really trying to say. Perhaps 4 Bed 2 Bath ONLY 54,500 would have said it better! (Then you have to wonder what is wrong with it at that price, right?) It's probably a mobile home. In which case 4 Bed 2 Bath DW Only 54,500 would be great because the buyer would not skip over it - thinking it is a wreck. Marketing Real Estate is not as esay as everyone thinks it is!

I am more impressed with the upscale marketing they are doing on this BIG house.  I think my four year old grand son made that sign with a brown crayon for them.

I know Liz.  Amazing!  That was why I was compelled to snap this picture.  At least you could make the writing neat right?  A little pride goes a long way as well.  All we can do is try our best as agents to advise and hopefully most folks will listen.
