Before and After Photo is a REO Must

Before and After photos are a must in the REO business. Why? it insure that the vendor has done the work to your specfications and the seller requirements, it is an added guarantee that the REO bank will reimburse you for the work done, and it also shows as proof if any damages/vandalism is done to the property before and after the sale.

Additionally, it is also important to make sure you are taking accurate photos of the work being done before and after. Don't just accept photos from a distance from the vendor, only accept close-up photos of all work. If you don't, the Asset Manager may deny payment. If you have received approval for the work to be completed, make sure that your paper trail clearly identifies the property, approval amount, and the name of the person approving the work. Hence the reason why it is so very important to include the property address and description of the email in the subject header of the email, even if you are using a portal such as DARES, EQUATOR, CoreLogic, and RES.net. Vague emails tend to cast a shadow of doubt.

Finally, always require each vendor to submit the photos with the date a timestamp clearly visible, and all photos must be clearly identifed as before and after with the area or room of the home identified.

Don't be lazy, it can and will cost you money.

True  Carolyn. I would go as far as to suggest this should be done in ALL transactions. I think it's wise to show before and after photos for all the inspection repair photos with timestamps visiible.

Yes, Especially if repairs are required. It is too easy for someone to remove or damage a replaced items or repair so it must be replaced or repaired twice. Unfortunately, some may feel it is extra and unnecessary work that is not needed.

The pictures are the only way the asset manager and bank have of knowing what is going on with the property. Good pictures that tell the story (situation) to the seller are very important. I take all my before and after pictures. This way I know first hand if the job was completed. But I also have some very good contractors that I know I can trust.

I haven't talked to an AM that does not require the before and after photos, even the lousy AM companies in the profession so why not take the photos anyway. If not the the seller, let it be used to CYA later and the closing table when the BA and buyer claims the, "The appliances are missing and the pipes are gone...these are lender required repairs on the FHA!"
