Hoping Everyone has a great Friday and Weekend! Getting ready to go to the home inspections (building, termite & radon) for the home in which we got the contract accepted on Monday. It should not be too bad of an inspection, as the home is only 7 years old.
I know different Brokers and Realtors have different opinions on whether or not we should attend our client's inspections. I've been told that you should not go to the inspections - that it's liability issue. Here's my thoughts on this. If our buyers sign a Buyer's Agency Agreement with us, we now have a fiduciary duty to them. Part of that duty, I feel, is to be at the inspections so I know what was found during the inspecions, so I can better assist the buyers in filling out the Inspection Notice, where we ask for repairs. I also think it's just part of our job, to be there to for moral support - to calm nerves. Many first-time home buyers are really nervous at the inspections - and I think my presense helps make them feel more comfortable. It also really makes a difference in how the inspector presents their findings to the buyers. I work with a really great inspector (Steve Shorette with Candid Home Inspections - http://www.candidinspections.com/), who has a really easy-going and his presentation of issues he finds doesn't scare the buyers.
What are your thoughts on this? Should we as Buyer's Agents attend our buyers inspections with them?
