Selling Your House? Helpful Tips to Prepare it for Market. on the South Shore of Lunenburg County.

Stop thinking of it as your home, Think of it as a house that needs to be sold. It is a product. You need to show it in its' best light, to get it sold. More importantly, to get it sold for top dollar. Get comfortable with the fact that someone else will be living in it. Their furniture will be in the rooms. Their children will fill it with energy. These new people will make it their home. It will become a house you used to own. Sever your emotional attachment to the house. It may be difficult, but you need to do this.

De-Personalize!
Remove items that remind you of your life in that home. Store your photos, your children's artwork and your fridge magnet collection.  Buyers don't want to see evidence of your life lived in the house. They want to imagine their belongings and their family in there. 

De-Clutter!
I haven't seen your house, but there is too much "stuff" in it. Am I right? Reduce, recycle and re-purpose. Pack up things you haven't used in the past year or longer and give them to charity. Throw out useless, outdated or broken items. Have a yard sale. Rent a storage locker. Whatever makes you comfortable - but get rid of it.

Keep surfaces tidy. No one wants to see your newspapers, magazines or mail. Find a place out of sight to keep them. Pack up anything that looks like clutter, including books. Arrange a few books in your bookcase so that there is lots of unused space.

Clean it! 

When it has been de-cluttered and de-personalized, have professional cleaners scour it form top to bottom. Then keep it that way so that buyers see the rooms, not the mess.

Repairs!  

Make a list of repairs that need to be addressed. If you can't do them yourself, hire someone. Get them done. 

Outdoors!

The exterior of the house makes the first impression. Make sure it is a good one. Repaint, if necessary. Keep the lawn mowed, the shrubs trimmed and the garden weeded and mulched.

Jim, That's a great idea. It should be a client gift. ;-)

Pamela, The shirt would be a riot. The open house did not get any traffic. I took the opportunity to take some video footage and some new pictures of the house. The current pictures were taken in April, everything is much prettier, now. I'm hoping my video efforts will be good enough to turn into a vblog.

Couldn't agree more.  Buyers tend to look at "things" in the home and can be distracted if there are too many.  De-clutter, clean, are easy things to do, and make a great impact on showings!
