Avoid These Mistakes When Selling Your Home.

Selling a home in todays market can be a challenge, but things can get even worse if sellers aren't careful. While people selling their homes do not control the real estate market, their actions can significantly contribute to how long or how much their home is ultimately sold for.

For Sale By Owner (FSBO): Some people are convinced that they can sell their home themselves. While this may be true for some, it likely won't happen without some major headaches. An expert Realtor knows the market, has connections, helps with financing, inspections, guides a seller through the process, negotiates on their behalf, and will make the process of selling your home simpler.

Pricing a home incorrectly: This could be one of the worst mistake sellers make. Realtors see homes every single day. They know the neighborhoods and the comps. They are there to help you understand what homes have sold for in the recent past and what they'll likely sell for in the next several months. Realtors know the current market conditions. Get a evaluation from your Realtor to help understand what is a fair price for your home in today's market.

Decluttering: While it may seem obvious, I can tell you from being in the business Realtors everywhere are nodding their heads in agreement as they read this. Inviting potential buyers in to see an uncluttered home is like going on a job interview in your pajamas. How can the employer notice your fantastic talents and skills if they're hidden underneath a robe! How a home is shown tells the buyer what type of care has been taken care of the property. If a seller doesn't take the time to wipe the grime off the refrigerator doors, tidy up the home and take out the trash, you'll likely find buyers will quickly move on to the next home on the list.

Staying Home During A Showing: Yes, sellers all want to know how the open house or showing went, but hanging around during either of those events is not a good idea. Sellers who tend to linger during showings often make the buyers uncomfortable. Buyers like to have time to explore the home at their own pace and without feeling any pressure. Sometimes buyers want to sit on the porch or out in the backyard as they discuss the home's possibilities. If buyers are willing to sit for a bit and talk about the home, that's a great sign. However, the chances of them doing that with the seller present is unlikely. If you're selling your home, do yourself a favor and hit the road for a bit. Take a walk or head to the coffee shop. As soon as the showing is over, you can get all the details from your Realtor. That's what you're paying your Realtor for! Let them do their job.

Herb, while the first 3 points seem pretty obvious, I think the last point is perhaps just as important having an experienced professional point out the amenities of the house and community as well as pre-qualifying the potential buyers.

Good stuff Herb, no matter how many times we state these three things it seems to be a shock to some people.  But them again I need to remember we are the ones with the knowledge to sell homes and not the general public.
