What Seasoned Agents have taught me

9 months in Texas, the startI have had the privilege from learning the real estate business around some agents and brokers who have spent their lives in the profession.  I have watched them work their prospects and their clients and deals.  I have seen them handle telephone calls and emails and I have learned so much. To be honest I have learned so much of what not to do.  What they are doing may have worked in the 60′s, 70′s, 80′s or 90′s but does not work now and never will again.  The business is different, the agent does not hold all the cards because information is available about homes and property everywhere.

I was first hired down in Texas and watched that agency slowly crumble and disappear in a year even though the agents had been around for a long time and had some skills.  Sadly the skills they had and have no longer relate to the business in this internet age.  They would ignore their phone calls, they wouldn’t jump on leads for days when they are no longer leads.  They refused to have any on line options for clients.  They were sure of their skills and did nothing to change with the changing market.  The Texas friends went on to open and close a second agency this year.  They are doomed.

Here in Boston I have been on the other sides of deals where the seasoned agent tried to bludgeon herself through a sticky wicket by telling me that she had 26 years of experience and had never experienced a seller like mine. Boston Active Rain REALLY??  Wow.  She instantly lost credibility with me because while my client may be difficult and demanding, I have never lost site that this is their home I am selling and they need to be comfortable with the way in which the house is sold.  Experience in this industry seems to be an anchor on many agents.

I am not suggesting that all experienced agents are no longer viable, I am stating that so many of the agents I encounter with years of experience and no on-line presence or strategy will soon be out of the business.  I am stating unequivocally that an agent who thinks all for me and none for you is a dinosaur and will be extinct soon.  Today it is all about collaboration and openness.  Face it, there are no secrets, there is no loyalty for the most part.  To be successful for your clients today and in the future open up your knowledge base and share.  Answer your phone, return emails and stop thinking you know it all because while you are stating that with great bravado the next wave of buyers is talking to someone else who shares valuable information that makes their home buying experience their own.  Good luck out there.

@Margaret, age is not the determing the success or failure, lack of motivation and learning is the key.  It is clear you get that and thank you for sharing your knowledge and insight with the younger agents.

@Gail, you are so right about creating your own leads, but I have 3 clients right now who have come from my "up time".  A lead is a lead is a lead and if someone is calling an agency for help, they are looking for real estate.  I want to be there for them just like I am there for the leads I generate myself.

@Jerry, I love Winston Salem, my good friend from my home town went to medical school at Bowman Grey.  I didn't think they had difficult people in NC. hehe.  I guess they are everwhere.  Have a happy fourth.

We are like ships passing in the night. I was in Massachusetts for years and recently relocated to Georgetown, TX. You went from Texas to Milton, MA. I know that town well and it’s a great spot.

 

Internet presence is a ticket to play in this market, but it has to be backed up with great people skills to make it a success.

I also agree that age really has nothing to do with it. I've met some "seasoned" agents who refuse to keep up with the changes - but also have tried to assist some new agents who can't "get it" that they need an online presence, need to use email marketing, etc.

They still think they should be able to run a small "Here I am, hire me" ad in the newspaper, or sit on floor day, and they'll get customers.

You are absolutely correct, but let's change the term from "older" to those who have been in business since the days of MLS books. I am an older REALTOR, but got into the business only six years ago. I'm old enough to be a parent to some of you. However, I embrace technology. It enables me to work smarter rather than harder. And, I do know the type of agents of whom you speak. It's sad to say that if the sellers who list with these agents knew how their properties are NOT being marketed in comparison to those who use technology, they would be appalled. And, what about the agent who can't even get into his/her E-mail much less check it. Can't set up automated listing notifiers. Can't pull properties matching buyer search criteria to set up appointments. Won't hire an assistant. I wrote an article a couple of years ago here on Active Rain about all REALTORS not being created equal. Perfect examples!!!

Didn't recognize you with your new pic! Good post & 'as a dinosaur' myself I've tried to keep up with market trends & AR has helped me see farther down the road.  It's whether you want to see what's happening & open your eyes.  Lots has changed that's for sure. You had mentioned 'anchor' but it can also be a 'ball & chain' if you let it.

Larry, you said it perfectly! Years in the business mean nothing- service, education, drive and motivation, follow up and follow through and moving with the market are what matters. These 'seasoned' agents could very well be doing 2-3 homes a year for 26 years to people they know and that's all they've ever done. A one year rookie could sell them under the table..

Larry, what you state is right on... I believe the internet will drive all business in the future. I find myself going to Google everytime I want to know something or learn about a new product. If you do not have a presence on the internet your business will certainly suffer.

Experience is great and to some degree proves that they have changed with some of the changes. If they fail to change with the current technologies then they will get run over!

Hi Larry. Some older agents fall on the number of years instead of on their production. There are some that taught me very useful and valuable lessons. I am amazed at how some have adapted and are now surviving. I look up to them....

@Lana  I have learned so much from each agent I come in contact with. Some of it I use and some of it I know not to use.  The key is knowing which is which.

@Lynn911 You are a seasoned vet I have learned incredible amounts from in the last year and one half.

@Renee  I believe this industry is in flux and the agents of tomorrow will have vastly different skills set than those of yesterday.  And yet saying that the job of an agent will remain the same and that is to find and secure real estate for your clients.
