I have a buyer looking for a duplex. A duplex that needs work. A LOT of work.
He's looking forward to getting dirty, sweaty. To ripping out walls and gutting bathrooms and kitchens.
We found the PERFECT place, but got there too late. It had just gone under contract, and already had a back-up offer in place, too.
I have to admit, I am disappointed, too.
I was looking forward to documenting his adventure, from almost-tear-down, to liviable pad with an income stream.
And I was really looking forward to seeing him try out a kitchen idea I've been pondering for a while, like years, actually.
Kitchens can be crazy expensive, even cheap ones can be not cheap.
The kitchen fantasy goes iike this:
- Gut, repair sheetrock, plumbing and electrical.
- Paint.
- Plop new appliances in place and plug them in.
- Place free-standing stainless-steel restaurant-style tables with lower shelves and casters in conventient locations.
- Hang stainless-steel shelves.
- Populate with minimalistic bistro-style dishes, minimalistic pots and pans. Avoid single-purpose appliances like waffle-makers and paninni presses and fancy cutting things like mandolins and cuisinarts.
You know, Jamie Oliver-style, when he was cooking as the Naked Chef (no, he never cooked naked, he strips food down to the essence, no frills, no fuss, good nutrition, basic tools).
Alas, that will have to wait until we find another FABULOUS duplex for dirt-cheap that needs to have the kitchen gutted. And we need to get in line faster, so we're in the number one position with an offer.
If you have anything in Austin coming on the market, let me know!
And, of course, if you have someone who's done a kitchen on the cheap, or a website that profiles them, please link in to the comments!
