Interesting Statistic on Distressed Properties

Because we get confusing info on distressed properties all the time I looked at the data and found some interesting statistics.  I found that over the last two months that if you look at the number of properties sold in Orange County you get  over 1/2 of the sales. 

  • May sold properties 56.4% distressed
  • June Sold properties 67.4% distressed
  • Year to date 47% are distressed sales

Yet, consistently when I have compared what is on the market at any specific period of time only about we see that the number of properties on the market active and available for sale are more than the distressed properties.  Until this June when the market appears to have changed.

  •  May 55.1% for the active properties
  • June 35.3% for the active properties

So I am not sure if this is an anomaly or a trend.

I see so many confilicting studies all the time. The market is improving, the market is declining, Unemployment is up, Unemployment is down. Who can you believe? Plus I think the different selling areas make a difference too.

Tim, IMHO a couple of things may have changed recently that impact your numbers.  The banks are more aggressive with their pricing so those properties get sold quicker.  The second thing is some REO properties are being held off the market.  Just my 2 cents.

The best thing to do is to go to the raw data nd find out what is actually going on rather than having someone else tell you what is going on.

Doesn't this just mean that the distressed properties are selling at a higher rate than the regular sales?  That would make sense.
