"Extreme" Mortgaging and .... Couponing. Time and Effort Well Spent ...

     Sunday's Chicago Tribune ran an article  regarding a woman named, Jill Cataldo. Jill is considered a coupon queen. She offers, via her website, a blog, news venues, and both live and dvd seminars, instructions on what has come to be known as "extreme couponing".  What she prefers to call coupon-advice.

 
     One of her recent live presentations (a four-hour event held in South Carolina) was attended by over 2500 people that wanted to hear her advice and learn her methods for saving money through utilization of coupons.
 
     Here are a few interesting statistics I found regarding today's  popular "couponing": 
 
  •    Every hour spent couponing in 2011 is worth an estimated $100
  •    25% of those couponing, spend at least 30 to 60 minutes per week searching for coupons
  •    The average coupon user saves about 12% off their grocery bill per trip.
    
     Here's another statistic to know and consider: 
 
     It is estimated by the US Department of Labor that the average family of four spends $8,513 per year on groceries, or about $709 per month. 
 
     If you apply the average 12% savings to the average monthly grocery expenditure, a healthy $85.08 in savings is realized each and every month due to couponing.  In a year that amounts to about $1,021.  "Couponing"  accomplishes real monetary savings.     
 
     Now ... let me preface what I'm going to say next with this statement ... I applaud everyone taking control of their finances. Trying to budget and save money for themselves and their family, seeking new outlets to do so, examining all avenues to reduce wasteful spending, finding new methods to enjoy better quality foods and products.  I'm also a Certified Financial Planner, so I give a big thumbs-up for these actions.
 
     But I'm confused in some ways by couponing efforts.  Because from what I know personally, I'm not seeing that same interest or commitment of time being focused on the securing of mortgages by new home buyers or those seeking a refinance.  Nor the search for their mortgage lender.  Adding to my confusion over this mindset, is the statistic I read online last week quoting that Americans devote more time to the purchase of a new car than they do finding their loan officer or mortgage. 
 
    To that I say ... huh???
 
     Given the importance of working with the right mortgage lender, shopping for, and securing the right mortgage program for a new home purchase or refinance ... doesn't the act (at minimum) call for the same effort and amount of time devoted to it as the effort and time grocery shoppers devote to a month's worth of couponing? Perhaps more?
 
     Jill Cataldo got 2500 (described "eager") participants to her seminar on couponing.  And this was not an isolated incident.  She regularly pulls large crowds. 
 
     For most of the lenders I know and have talked to, it's a real struggle to get potential home buyers or clients to attend a FREE mortgage seminar.  Turnouts are typically weak.  And this prior and post  to the current recession.  I personally know of no lender, either an individual, company, or bank, that has offered a seminar and enjoyed anywhere near the same kind of response that Jill Cataldo did.
 
      I ask ... how is it that the wisdom and value of attending a seminar on couponing is obvious, but the importance of giving the same amount of time and effort regarding their mortgage and mortgage process is not? 
 
     Consider what can be gained at a mortgage seminar.  Through their attendance, those contemplating an upcoming home purchase or mortgage refinance can learn much of value.  Concrete, timely, helpful information and mortgage strategies that can save them very large amounts of money. 
 
     (As an example to what those savings may be, see my prior blog entitled,  "Reality Home Buying ... the Numbers Don't Lie.  Buying Now VS Later".  It provides concrete examples of what even minor interest rate differences can mean to home buyers/owners in actual upfront expenses and monthly/long-term expenditures.) 
 
     The quoted savings within that blog prove beyond a doubt that investing time and effort into your search for an experienced mortgage professional and in your mortgage education paysoff.  And not to dramatize, but working with the right professional lender can also be the difference between mortgage success and failure.  So the consequences of not being educated about the entire mortgage process are very real.
 
     Couponing is wise.  No doubt about it.  But so is matching your couponing efforts with the same amount of energy, the same devotion, the same attention, the same amount of time expended when seeking the best loan officer and mortgage program for you.  Or even surpassing them. 
 
    "Extreme" saving practices should not only apply to couponing efforts.  It should apply to your mortgage education and lending efforts as well.

Hi Gene, Great post. I suppose it is a lot easier to cut out a coupon for Rice Krispies than qualifying for a mortgage. Any one can qualify for coupons.

I do remember a few years ago Wells Fargo was successful at getting people to mortgage seminars.  I think they had one at Madison Square Garden. They partnered with David Bach, author of The Automatic Millionaire. They did seminars designed to increase the number of first-time, second-home and investment homebuyers and help homeowners manage the equity in their home as an asset to achieve long-term financial goals.

Maybe they were too successful,-)

Lyn:  The numbers quoted in the article rather caught my eye too.  Not sure what totally contributes to the large discrepancy in turnouts.  Heck, I know it can't be because I'm boring!!  Thanks for the kind words ...

Martha:  I totally understand the elation you feel when you find a good price on something ... sortof "beat the system" to some extent. I so get that.  I just want couponers to think beyond that outlet too.  And I'd be happy with someone just feeling gratified when their at the closing table.  Anymore, that's an accomplishment in itself ...

Larry:  Sounds like your wife and mine are of a similar mind.  I actually congratulate my wife when she spends something on herself.  Guessing it was how they were raised?  Mine was a farmgirl ...

I agree with you and Martha, Dorie ... immediate gratification and pride in a real accomplishment can make you feel good.  And refinancing should definitely be something people at least inquire about.  It never hurts to ask the question ... "Can I do better?"   There's no cost to asking either ...

Christine:  I just want people to establish a mindset of savings ... whether it's couponing or trying to get the best price on a house or the best mortgage possible for that purchase or refinance.  It somewhat boils down to mindset ... and discipline.  If you'd like, feel free to pass on the post to your readers, etc ...  thanks!

Dawn:  Wow!  Sounds like you have this couponing down to an art form!  75% savings??  I applaud you!  And as far as the refinance goes, if I can answer any questions or help in any way ... please don't hesitate to contact me.  I'll be happy to inquire for something to assist you ...

Damon:  I get that feeling fairly often and it always takes me back.  It can be confusing.  Typically I find it's a priority thing.  They just don't want to give-up the time from some other pursuit to focus on tackling the demands of the mortgage processing.  Unfortunately, especially in this market, you either do what's demanded, or you don't close.  I try to be upfront about the time and effort that will be demanded throughout.  (BTW, sounds like you've been pretty active lately.  I've enjoyed the pics and info on FB!)

Carol:  Thank you!  I'll pass on to my wife that you said I'm a genius!  lol   And don't you love it when your own child does these things??  If your daughter ever needs any answers or assistance, tell her to yell my way ... I'll help if I can.

Deborah:  I read some stats very similar to that.  Just this last week I had a talk with a potential buyer about the wisdom of using a Buyer's Agent VS just utilizing the agent at an Open House.  This kid just seemed so blase' about the whole thing.  Anyway ... I'm hoping that the post planted a seed.  Or at minimum made a small dent .. lol    And Marilyn cooks much the same way as you.  She keeps kidding me about keeping me healthy so I live a long long life.  She says she can harrass me longer that way.  Gotta love her ..

Joy:  I've done coupons in the past, but they rarely get used.  I've come to the conclusion that we lenders just have to deal with a different type of public perception.  #1.  We're never seen as humorous or funny, so don't even try!  #2.  Our marketing needs to be pretty non-Barnum and Bailey.  Otherwise we're perceived as cheap or hucksters.  I'd like to be more creative and have some fun with the marketing, but right now ... people have a limited sense of humor about borrowing money and mortgages.  I appreciate the sentiment tho ...

Margaret:  I think you boiled it down perfectly.  The perception surrounding the obtaining of a mortgage is work ... hard work.  But it's never been more important to tackle that work ... so we'll keep trying to get that message across, right??  Things will turn around ...

Renee:  Well, yes ... she did.  But to her credit, the selling of her DVD sounded secondary in importance to her.  It sounds as though this woman is truly pursuing this all for the right reasons.  But we lenders (and agents) can be pursuing our business for right reasons too.  And helping buyers save is definitely a right reason.  I can help there, if they'll let me.  Both you and Margaret are making me blush with all your kind words.  Thanks for writing, Renee ..

Cheryl:  Jill Cataldo sounds like she wears the crown when it comes to this couponing thing.  After reading the article, I thought I'd really like her.  I also wanted to sit down and have a long long talk!  I know I could learn a few things from her ... like how to pull much bigger crowds to my seminars!

Michael:  Your suggestion about the coupon is being reinforced by many kindly agents here.  Maybe you're on to something!  Lots to consider ...

Mitchell:  I can imagine that a company as large as Wells Fargo, in their heyday, pulled some fairly large crowds.  Everyone thought they could make money at real estate and be an investor possibly too back then.  Maybe if those talks had been paired with the lessons learned and mindset needed for couponing, we wouldn't be in our present mess.  In theory Wells Fargo was right.  It was the call for indepth personalized financial planning that needs to accompany any of these ventures that somehow got overlooked.

Professionals will now have to allow time and effort to walk people through things and go over the highlights...the important stuff... case in point. As a fellow lender, I can relate to what you are saying in a big way!  I'm in a area where USDA financing is available, and people just do not realize they can buy a home with little or no cash out of pocket.  But after working with the local chamber of commerce and schoold district for more than a month, we could build absolutely no interest in a home buyer seminar. 

It seems people either shop on the internet for what they perceive to be the lowest rates (which are rarely based on reality), or they go to the local big bank where their loan promptly gets lost in the shuffle, the closing date gets missed, and they likely weren't told about any real financing options.  It takes a true mortgage professional who will take the time to work up different scenarios so the borrower can make an informed decision.

As far as the coupon thing goes, coupon queens usually grossly over estimate the value of their savings. Sure, they pull stunts and buy only items they have coupons for at stores that do double coupons, etc., but I guarantee if they were buying things on a normal shopping list, they would be lucky to save $10 a week.  You really aren't saving much if the item you are buying is overpriced to begin with, or something you would not have purchased without the coupon. Coupons offer quick gratification.  Shopping for a mortgage and asking hard questions is something most people are not prepared for or willing to do.

Thanks, Gene!  I'll definitely keep that in mind. 

As far as grocery savings go  - There are some things that I just won't pay for anymore.....basically any health or beauty item.  Most items I won't take out of the store unless the store pays me to do so.  There are some things that aren't even worth paying the tax on anymore.  I don't really expect anyone who doesn't know how to work the coupon system to understand.  I didn't either until I actually started doing it.  I can't get everything for free, but I always stock up on good sales when those items are at a good price.  Basic pantry staples have coupons too.  I have my monthly grocery bill down to less than $200 month and that includes food for two, health and beauty supplies, and cat food/litter.  We live and eat very well.  Everything is name branded, and we have a fully stocked home.

That being said, I do agree that people should focus on saving in the areas that will give you the most bang for your time.  Negotiate a better rate on your credit cards.  Buy a less expensive car.  Move to a less expensive home....etc.

This is a brilliant post.  My kids are hooked on extreme couponing, which I love, as learning smart spending habits is absolutely key in life.  Having said that we are also planning that they learn there are a lot of factors that make a difference in life.  

Couponing, spending within your means, maximizing your income and using the right vendors in what you do are a few I can think of.  

Folks should spend more time on figuring out who to use as a mortgage lender.  It will add up much more in the long run than the coupon savings ever will!

Rosanne:  It's a shame that we can't get people to realize that these learning opportunities are well-worth their time and effort.  I've tried to co-host seminars as well ... and though it made the distribution of the promo more easy, it typically didn't add to the numbers that attended the event.  It gets discouraging really.  Maybe in response to this crisis we're presently in, that will change?  We can hope ...

Dawn:  Sure sounds like you have conquered the couponing world!  And don't get me wrong.  I think couponing .. or savings of money in almost any way ... are worth the time and effort.  But think of how much could be saved if people focused that much attention on other facets of their finances too.  Mortgages are but one piece of that.  Done in tandem, the savings could be fantastic.  It always puzzles me that more time and care isn't given to the things that revolve around the biggest purchase most people will make ... their home.  They want their agent and their lender to "just take care of it" for them ... get it done.  I just want more participation on their part ... as I think it will result in real savings.  Ultimately, it will save them time and money too.   I really appreciate that you wrote back ... thanks ...

Michelle:  Amen!  And you make a great point.  The mindset behind "saving" .. whether it be couponing or budgeting in general, must be taught early on.  I have offer a seminar on teaching kids how to do that very thing.  If they understand the principles as a kid, it's more likely they'll live them forever.  You've obviously taught your children well, Mom ...
