Colorado Real Estate Expert: Steve Rosch with Coldwell Banker

Where are you from?

I'm a native with a strong personal knowledge of Denver and its surrounding neighborhoods and communities. In fact all of my schooling was all in state: South High School, Metropolitan State College and the University of Colorado Denver.

How long have you been in the Real Estate business and where did you get your start?

I have an extensive history in sales, marketing and other related areas of real estate the include loan origination and property management. Sales and marketing experience 24 years, property management 10 years, mortgage origination 10 years, Realtor for 6 years.

Becoming a Realtor and being able to combine all of the things I love to do into one carrier was an obvious progression.

What are your long term goals in life and business?

Life is all about personal growth and the people that we touch, and touch us along the way. I really do love being a Realtor. It allows me to use my passion for marketing and my love for helping people connect with the business of Real Estate. I always joke with my clients that they will feel like a Real Estate genius's when they look back on the transaction. I'm living my long term goal everyday!

Is there a particular area of Real Estate that you enjoy focusing on more than others?

When working with clients I understand we all have different motivations for buying / selling with varying levels of experience, and objectives. My focus is listening to what people want to achieve, and educate them at their experience level.

I love every aspect:

  • First time clients; I get to help them have features and remove the fear caused by the questions they don’t know to ask.
  • Move up / down clients; Supply the information, and marketing they need to traverse current market conditions and laws.
  • Sophisticated Investor's; I'm analytical so I like helping them figure out the return on investment or negotiating a 1031 exchange.

What is your favorite hobby outside of work?

My Colorado Lifestyle, Enhances My Colorado Real Estate Career. I'm an outdoor enthusiast who loves archery, fly fishing, camping and hiking. When I spend time in our local parks or in the Colorado Mountains it gives me inspiration makes me truly happy. It's funny to me that when we make a point of investing in our selves, that everything becomes more clear and we have more to offer the people around us.

What is your craziest “Real Estate” related story?

Perhaps this will be a bit funnier for those experienced in the industry, but has a good lesson for all.

A few years back I was working with a first time home buyer that is a schoolteacher, single mom, and the sister of my new girlfriend. The pressure was on to find a suitable home for her and her little girl. The market at that time was mostly trashed foreclosures and short sales. After months of looking we drove by a home that did not show up as being active, but I knew the agent "Sunny", so we called from the street. As it turned out she told me the buyer just fell out do to financing and we should go in. She went on to say that it was one of her investor’s flips, and its priced bellow market. We went under contract that night. Then it happened… the mom got a referral from a friend of a friend for the home that was also on… a local advocates referral list. (Love what Mr. M does but companies pay to be on that list). So, Inspector Belushi armed with a ladder and video camera proceeded to entertain Mom, Dad, Step Dad, and Client with his antics and comments bashing the house all while filming him self. Needles to say I was not amused by his unprofessional service, I want him to find everything that’s wrong, not insight a paranoia fest. She's paying $300+ for a home inspection not a clown BS’ing his way through his job. The end result he handed her a video and said you can paint a pig but its still a pig. (Usually you get a standardized report) After hours of calming down everyone that experienced the event, and talking with the listing agent, we returned a two-page notice to correct. The very sophisticated seller corrected the legitimate issues, we reinspected and closed.

The weird part is I knew the dad before I knew he was my girlfriend’s father (wondered why he was at the inspection). Girlfriend and selling agent went to school with each other (discovered at closing). The mom worked for my old boss (don’t recall why this came up). Selling agents kids will become the buyers students (discovered at closing). The fix and flip investor didn’t flip over a 2-page notice.
