Longwood Gardens Flowers & How To Use FHA 203(k) 8/11/11

How The FHA 203(k) Progran Can Be Used - HUD Guidelines

This program can be used to accomplish rehabilitation and/or improvement of an existing one-to-four unit dwelling in one of three ways:

 -   To purchase a dwelling and the land on which the dwelling is located and rehabilitate it.
 -   To purchase a dwelling on another site, move it onto a new foundation on the mortgaged property and rehabilitate it.
 -   To refinance existing liens secured against the subject property and rehabilitate such a dwelling.

To purchase a dwelling and the land on which the dwelling is located and rehabilitate it, and to refinance existing indebtedness and rehabilitate such a dwelling, the mortgage must be a first lien on the property and the loan proceeds (other than rehabilitation funds) must be available before the rehabilitation begins.

To purchase a dwelling on another site, move it onto a new foundation and rehabilitate it, the mortgage must be a first lien on the property; however, loan proceeds for the moving of the house cannot be made available until the unit is attached to the new foundation.

The 203k program is a good tool for renovation but it requires refinancing and not an additional mortgage. :)

Good morning to all.  Today is a good day to turn our minds to flowers rather than the state of the financial markets.

The FHA 203(k) loan can be used to refinance and rehab the present home or to financing the purchase of home that needs repairs or renovation.  Many of our buyer clients use 203(k) financing when they purchase a lender owned foreclosure.

Roy, the 203K program is great for homes owners - whether purchasing or refinancing - it can provide just the cash needed for updating/upgrading/fixing the home.  Great post.
