If You Cannot Afford a Home Inspection Don't Buy The House

Buying a home is the largest investments most families will make. As such, I recommend anyone looking to buy a home in Pineville Louisiana should pay for a professional home inspection. With the joy of home shopping comes the onslaught of bills. Between deposits, loan locking, lease termination fees, etc... it seems everyone wants some of the Pineville home buyer's money.

The natural tendency then is to cut corners. Frankly that 300-350 dollars for the home inspection creates a pretty tempting target. But let's examine why EVERY Pineville home buyer should get a home inspection.

1) Buyers fall in love with houses, home inspectors do not-- It has been my experience that buyers typically fall in love with the home they purchase. This is especially true of first timers. Think back to high school, did you make sound decisions while experiencing puppy love? Me either...

2) A Professional Home Inspector can find stuff rookies miss-- A recent Pineville buyer of mine brought his buddy over to inspect his home. The dude gave the house a 100% passing score. After begging the buyer they agreed to fund a professional home inspection. The inspector found 1,500 bucks worth of electrical repairs. Did I mention their "buddy" was an auto mechanic??

3) The Home Inspector is not your uncle-- Family mean well (most of the time). But Uncle George does not have the wealth of experience or the cool tools of the professional home inspector. Can your Uncle see moisture behind walls? I didn't think so!

4) A Home Inspector will produce an inspection report-- This report gives your Pineville agent ammunition when negotiating repairs. It's one thing to claim the roof is bad, it's another to produce pictures of the hail damage.

Yes, people buying a home in Pineville Louisiana need to watch their money. And in my opinion, the best way to guard the bank is with a professional home inspection!

Doug, Not often something is hit right smack on the head, but this hit it right here.  It spells foreclosure if you can't spend the money to look under the hood.  Why by?  If you can't pay to look under the hood, then how can you afford the repairs that will happen later?

I completely agree and cannot imagine buying a home without an inspection! Nice blog to remind buyers to not cut that corner.

Gets the job done!

I hate it when the buyer refuses the inspection.  My handiman has refused two but he is pretty good.  The other was a truck driver and it went OK.... But there was the single family home that turned out to be an old manufactured home with another home sort of built over it..... The air conditioning unit and pipes that were missing....etc.....

Amen...my new neighbor paid way to much for a FSBO home and DID NOT do an inspection and then found mold and a false wall that covered a wall drain put in by previous seller...can you say law suit?

Amen to that! If you can't afford the inspection how would you be able to pay for the issues that are going to come up with home ownership! This is just a recipe for disaster!

Absolutely true Doug!  At the worst case scenario (as far as expenditures), the home is absolutely perfect with no problems whatsoever (very rare) and the buyer spent the money for peace of mind.  In all other situations, the buyer will know what he's getting and possibly save some major money for detected problems.

Notwithstanding the excellent advice on an important, under discussed topic.

Would this be good advice outside of that town (where do you work again?) you are writing about? ;-)

Doug - Home inspections performed by qualified home inspectors are very valuable sources of information on both resale AND new properties.

Doug:

Such a good post for new buyers, or for that matter any buyer.  A home inspection is worth every penny you pay, which incidentally is about $500.00 here.  I am also reblogging your post.

Doug..I just cant imagine a home buyer purchasing without a professional inspection.  It protects them, the seller & the agent.  Now I have sold to buyers who did not but they were professional investors who had  a wealth of contractor type knowledge.

Dear Doug -

As a (former almost) Builder, I even insist my clients get an independent inspection. Even tho' I know a lot about construction, I prefer someone who really knows his stuff and has all the latest equipment for my clients' benefit.

Have a happy day -

Doug, Thanks for the nod to Home Inspectors everywhere. We all know how important a proper home inspection should be. We are still surprised that many people forgo inspection or hire "grandpa or Buddy".

Have a great day!
