* Pending sales were up by 4.1%
* All MLS on market inventory was at 32,007 units - 3,847 of these are foreclosures
* Inventory continues to decline as compared to July 2010
* Out of the total on market inventory, 7,109 are short sales, compared to 8,971 for the same time last year
* The average days on market for the entire MLS decreased by 11 days
* Of the 5,701 closed sales in July, 689 were short sales

Oakland County, median sale price on foreclosures down 1.2%, median sale price on non foreclosures up 6.6%, median sale price on all sales is up 7.4%
Number of on market listings down 24.5%, number of foreclosure sales down 7.3%, number of non foreclosure sales up 31.2%, number of total sales is up 17.8%
