It always amuses me greatly when I have a listing cancel or expire that the next few days I get a huge amount of phone calls from agents - most I have never heard of thinking that I am the seller. I just cancelled a listing for a client in a beutiful high rise building in downtown San Diego - listed at a very high price and listed it really for customer service as my partner on this unit had sold the owner the home. We told him at listing that he had changed the configuration of the unit making it a one bedroom and although it is gorgeous it would be a very hard and possibly impossible to sell - but that we would pull all our marketing effort into it and see what happens. We had a couple of offers that were not workable for the seller so we advised that he "enjoy" his "third" home and to wait until the market adjusted. As always when it is shown by agent only I have my phone number on the listing plus my partners cell phone.
This morning I wake up to what is the fourth callo far from an agent asking if "I was the owner" of the unit. I have no problem answering the phone but as an agent would you not CHECK the listing agents information where it celarly states that the number is the AGENT. Even more important would you not check the comparable SOLDS and realize that it not a feasible property to list. When you check the ownership you can clearly see the owner lives out of state. I guess what I object to is that with a little home work agents that work expireds could save themselves a lot of aggrevation so they don't get tje wrong person at the end of their phone call.
Well the one good thing is my phone is ringing off the hook...
