I usually do not like to show a new home unless it is in a more finished condition... but... It has been a long time since I have seen a "smaller home" like the ones below... that have really "grabbed me" as much as this one does !

In the Greater Fort Worth area perhaps 95 percent of the homes have front entry garages.  One of the features that makes this awesome home special is that the garage is in the rear... accessible from a rear alley.  This type of entrance is usually found only in more expensive neighborhoods.

I love all these brick homes you photograph!  We don't see as much brick on the homes in Brandon, but when we do it's a TREAT!  Do they build alot of homes without garages there?  We have them...I'm just curious!

Hi Susie:  Yes, this home is gorgeous.  You cannot see the garage, because on this home it is in the back of the house.  It is a rear-entry garage.  There is an alley-way that drives along he back of the whole string of homes... and each one has a driveway in the back that leads to their garage.  This gives the front 'street-scape" a much cleaner appearance... no cars in driveways... no open garage doors showing all of the garage contents.  Also, it gives much more parking room on the front curb area of the home because there are no driveways.  Do you have anything like that in Tampa ?

Good Morning Desiree,  Sorry I neglected to put in the square footage.  I fixed it just now, so thanks.  The home has approximately 1400 sq ft.  I have been sick, and was probably a  bit dopey when I posted this home.  Luckily, though, whenever I am feeling a "little dopey" because I am "under the weather"... nobody can tell the difference.  <g>

Thanks for your kind comment.  The pricing is rather typical for here in the Fort Worth, Texas market.  DOM ?  We will see on this one.  This is a rear entry garage model, a style seldom seen in Fort Worth.  I think it will go like gangbusters... so I will keep you up to date.  Again... thanks for visiting.

How exciting to sell these darling homes.  I'll bet your DOM is minimal as well.  If those were in Utah, they'd have people lined up at the back door entry to make it home.

Karen:  I understand your being in a "state of shock" about the $136,490 price tag on this home.  And... althought that is a good value for this area... it is NOT a one-of-a-kind or a "close-out" by any means.  It is simply a price given by a builder who is aware of what the market is locally.

I really cannot understand what a young newly married (or not) couple does in Northern Virginia when they want a home with a payment under $1,600.  Thank Goodness for the Fort Worth market.  There was a survey out recently by Forbes, I think it was, tha said Fort Worth was one of the most affordable markets in the country.  I think they speak the truth.

What a great buy for a really nice home!  Here in Victoria, Texas so many of our newer homes, look like garages, with a house attached.  My daughter is probably moving to DFW next year so it's encouraging that a young, 1st Time Home Buyer can find something nice under $150,000.  Thanks for sharing.

Hi Veronica:  This is a really great home.  Unfortuantely, I wrote this post in October of 2007... and this builder has since gone out of business.  BUT... in the Fort Worth area... I have an excellent selection of homes from some very good builders... and can surely find something very nice for your daughter UNDER $150,000.

For a quick peek at some of them... go to my current blog posts... and scroll backward.  There is a home that is about 2,022 square feet for right around $152,990 that is absolutely awesome.  And... there are some in the $140's too that are excellent values.  I hope you are well... take care...   (8-29-09)

Veronica:  I just checked, and on August 2, 2009 I wrote THREE different posts featuring different parts of the same home I mentioned in the comment above.  The price is $151,990... and that includes lots of great standard features.  Also, when I wrote that post... the builder was also offering a "special" for the buyer.  Either select up to $8,000 in options for free, or combine the options with the builder paying closing costs... up to $8,000 total.  I invite you to go read those posts.  It'll knock your socks off... if you wear socks, that is... LOL.
