ATTENTION VENTURA COUNTY FIRST TIME BUYERS: Oxnard Homes Now Available for Down Payment Assistance

By
Mortgage and Lending with Los Angeles & Ventura Counties in CA

One of the best beach communities in Ventura County.  With such destinations as Oxnard Shores, Oxnard Dunes or Hollywood Beach, much of Oxnard is just minutes from these incredible beaches as well as the shopping and entertainment destinations of Channel Islands.

The best part though about buying a home here in Oxnard is that first time buyers can get up to $30,000 in down payment assistance (dpa) to purchase a home here.

The City of Oxnard Affordable Housing & Rehabilitation Division has an assistance program for the purchase of a home that meets HUD conventional guidelines.  The loan provides a 3 to 1 match of the homebuyer’s contribution.

The loan is what we call a “silent second”, which means you make no payments on the loan.  However, if you sell or refinance the property before the end of the term of the loan, you will need to pay back the loan (plus interest).  The term of the loan is determined by the amount of the loan.

The program is available to those who have not owned a home in the last three years.  All applicants must be current residents of Oxnard and legal residents of the U.S.  Program eligibility will be based on total household income.  Housing costs include principal and interest, property taxes and insurance, private mortgage insurance and homeowner association dues, if any.

Buyers must occupy the unit as their primary residence.  Buyers must attend a home buying workshop and they must open escrow within 90 days.  Lastly, the property will be inspected by city inspectors and the property must meet minimum building code standards.

Below are the income limits for the program:

Right now, there are more than 200 homes that are eligible for this program.  All of these homes are currently active listings that don't have a gazillion offers on them and many are not REO's or short sales but actual equity sales where you're not dealing with some horrendous bank but a real live motivated seller.

Buying a home is one of the most important decisions someone can make.  Today's real estate market can be really scary, which is why it's important to get as much information as possible before starting your search.  The pre-approval process is not a simple process and it's because it can get really complicated and convoluted, that borrowers today need affordable loan options that are best suited for their own needs.

Donna that is a great deal.  I would imagine that first time homebuyers take advantage of that all the time.

Jan - It's so true that most anywhere in Oxnard, one would really be no more than 15-20min from the beach.

George - It's actually a somewhat of a resurrected program.  For awhile now, the city had a hard time budgeting for it.  They've just recently received some additional funding though and the program is back up.

Thx for stopping by folks; I really appreciate it.  Have a good night too.  :)

Hi Donne, I did not know they brought this program back. When did that happen?

This appears to be a great program that you have described well here. Thanks for your efforts and best of luck with it.

Sandy - I think they were granted the money in May but they didn't start taking apps until June.  I just got word about it a few weeks ago myself.  They don't have much and if they budget it right, they could fund as many as 100 or more transactions.  Qualifying is tough, none of these programs are easy to qualify for and they are not 100% financing and they still need to qualify for the primary loan.  Borrowers still need to come in with some of their own funds.

Larry - Thx it is a good program and I am glad to see it resurrected.

Thx for stopping by folks; I really appreciate it.  Have a great day too.  :)

You really have a lot of great programs out there!  But, with the state unemployment at 12 and a half percent, it must be tough to even have money for a downpayment for some.

Ron - For many first time buyers (the ones eligible for these programs), coming up with the down payment can be really tough.  Many first time buyers are spend more than half their income on renting yet buying can be much more affordable.

As for our unemployment, that really has more to do with a declining borrower pool than saving for a down payment.  Thx for stopping by Ron; I really appreciate it.  Have a good night and a wonderful week too!  :)
