One of Every Two Homes Sold In Orange County Are Distressed

For those that did not know one of every two homes sold in Orange County are distressed sales.  That means that they were either bank owned or they were short sales.  The actual statistic for July was 52 percent.  It would take 2.29 months to sell all the distressed properties on the market.  By comparison it would take 5.12 months to sell all the non-distressed properties. 

There were 3615 distressed Orange County properties listed for sale.  32 percent of the 11,103 listed overall.  1581 escrows were opened to buy distressed properties that is 52 percent of the 3044 new pendings sales countywide.

Distressed properties sell 21/4 times faster than non-distressed properties.  Of the distressed properties only 18 percent were bank owned properties.  One last but interesting statistic 101 of the distressed properties listed for sale were above $1,000,000.

Those are some very interesting stats!  That's a lot of distressed properties. So glad we don't have that going on here in Austin.

Let's hope that the buyers hurry and buy up these distressed homes...maybe then we can get back to normal!

We have a high incidence of distressed properties too. Foreclosure Radar has great reports in case you want to check them out.

Hi Tim,

Those are very sobering statistics.  Here in Montgomery County PA, only 6% of active listings are short sales and only 3% of sold/settled listings are short sales.  I don't know the bank-owned numbers, surely higher because the short sale success rate here is <15% but not anywhere near 50%.

It does mean that all distressed properties count as the market.  Pricing includes the distressed properties and we have a down market because of it.

We have a distressed property here that was bought for $35 million a few years ago and was recently put on the market for $42 million. Owner in bankruptcy and the home is not selling. It's scheduled for the auction block at noon this coming Tuesday. I'm going to try to go, not to buy, but to take pictures because it's supposed to be a fabulous residence, having been featured in several Calvin Klein and Visa commercials.

Dear Tim ~ Wow, staggering for sure!!...& sad.  I think we are similar here....I am not sure it is one for two, but I would imagine it to be fairly close at this stage...  The ones that wouldn't be are hanging on I think?  Those stats are important.  Keep your chin up.  I am sure there are still buyers to take advantage.  I think there are a lot here coming from out of the country.  Is that the case there?

Tim - Our market up here in Los Angeles & Ventura counties at least 50% or more (in some areas) distressed porperties.  While some many call this a buyers market, the fact that our absorption rate is 2-3mon in most areas of the county, this means we have very little inventory, which often results in bidding wars and multiple offers.
