Murrieta "The Ranchos" - SOLD above $545,000 as of September 18, 2011
This is NEWS for The Ranchos in Murrieta, CA. The former owner of a home on Holsted in Murrieta's Ranchos says her home sold last week at $550,000. Yes, the buyer had a lot of cash. The seller was an original owner, original buyer from the builder in 2004. And now in 2011 she was able to sell above what market prices appear to be due to certain desirable features they added to the home, such as expanding the bedrooms that in her model used to be on the small side. They also had added a pool house. There was also another strategy in the pricing, to get to a price allowing a profit instead of a short sale.
This neighborhood in Murrieta - called the Ranchos, though there is no signage at the entry to the community - has dipped in value like the rest of the market here. However, it consistently has few to no homes on the market for sale. These are large, single story, ranch-style homes with high ceilings and open space floorplans. And when one comes on with extra amenities, it can go FAST!
I have set a notifier for when the agent gets the home into the MLS with the sold data.
We will perhaps get a video tour if the owner's move timing allows.
