Why do so many mortgage professionals settle for mediocre title company service?

What's the deal with mortgage pro's dealing with Mickey Mouse title companies?  Once a week one of my title agents are in a real estate office closing a loan after 5pm, and we always hear the same thing. "I can't believe you're here this late closing this purchase especially at our office and not yours."  We always say the same thing to that remark, "Abstract Title closes loans anytime, anyplace daily, our closers days begin at 5pm, we do whatever we need to do on a day to day basis to get loans closed for our clients."  This business is hard enough right now, lender restrictions, apprasial cuts and overall competitiveness, the last thing a mortgage pro or a realtor needs is to have some title company taking days to get a commitment done, charging excess costs, giving attitude for simple revisions, not being flexible enough to close the loans anytime or place it needs to be done and lastly sending some notary who has no idea what he or she is talking about to see your clients face to face as a direct reflection upon you when your money is on the table.  Abstract Title makes mistakes, we're human but the key is what you do when a mistake occurs and how you address it and rectify it.  This industry has relied too long on mediocre service companies to handle their closings, mortgage pro's and realtors work around there title companies hours and scheduling practices when it should be the other way around.  We have and always will be committed to hard work and will do whatever we need to do to get transactions closed for our clients.  Actions are louder than words, put us to the test.

You definitely have to go the extra mile now-a-days to get the business.  Things are so competitive and everyone is scraping to get income any way they can.
