This post is to explain what I do and do not do as your Realtor representing you selling a home during your divorce. Or selling a home you own jointly with your x.
My job is to help the two of you sell the house.
If both of you are own title I am representing both of you.
I advise both of you what the market is doing and help the two of you determine the asking price.
I place the property in the MLS and my extensive advertising program. I keep the two of you up to date on everything.
I help you negotiate the offers as they come in and guide you through the closing process.
I can help either or both of you buy or lease another home after the home is sold.
Here is what I DO NOT DO!
Decide how to split the money from the sale.
Decide who gets what.
Show favoritism to one of you over the other. Remember we will have a signed listing agreement where I am agreeing to represent both of you.
Disclose you plans for after the sale to your X. As long as your plans do not affect the sale of the property I figure they are none of your X's business.
Bottom line , I have nothing to do with who gets what. I do not decide who's fault the divorce is or who did who wrong.
My only job is to help get the house sold!
