- Williamson County foreclosure absorption rate: 4.4 months of inventory (a normal or steady market would be 5-7 months; anything under 5 months of inventory is considered a seller's market, above 7 months is considered a buyer's market).
Fortunately, Williamson County TN has not been hit as hard as other counties in Tennessee when it comes to foreclosures.
Of the 44 homes that are currently active foreclosures, 9 are already under contract but haven't been moved into the pending category yet.
Williamson County shows 1,999 homes currently for sale. That means only 2.2% of the current inventory is due to foreclosures. A pretty small number when you look at some of the national numbers that you commonly hear reported by the media.
If inventory remains the same and foreclosure sales continue at the current rate, we will have depleted all the foreclosure inventory in 4.4 months. For August, Williamson County foreclosures sold at just 88.6% of list price which is lower than the numbers recently posted for non-foreclosure sales.

I was a selling agent on a foreclosure in Henley (similar to the home pictured above) several weeks ago. The list price was $525,000. That home sold for $475,000--just 90.5% of list price.
